A University in Belfast is seeking a Maintenance Assistant to support the upkeep, repair, and smooth operation of our buildings, plant, and equipment across the campus. The role is hands‑on, varied, and essential to ensuring a safe, efficient, and welcoming environment for students, staff, and visitors.
About the Role
As a Maintenance Assistant, you will work alongside skilled tradespeople to deliver a wide range of building, electrical, plumbing, and general maintenance tasks. You'll support planned and reactive maintenance, contribute to development projects, and help ensure the University estate operates to the highest standards.
Key Responsibilities
- Assist Tradesperson - Support building, electrical, and plumbing staff with repairs and maintenance. Tasks may include filter changes, replacing lock cylinders, boiler water testing, chemical dosing, lamp replacement, unblocking pipework, tiling, plastering, and more.
- General Plant Maintenance - Carry out oiling, greasing, painting, belt adjustments, boiler de‑scaling, sump pumping, generator runs, and cleaning duties such as power washing, gutter clearing, and graffiti removal.
- Planned & Reactive Work - Deliver scheduled maintenance, respond to emergency breakdowns, and complete minor improvement works.
- Materials & Equipment Handling - Assist with moving equipment and materials across the University estate.
- Use of IT & CAFM Systems - Operate the Computerised Aided Facilities Management System (Planon), PDA/tablet devices, and Building Management Systems (training provided).
- Contractor Liaison - Support external contractors carrying out maintenance or plant replacement.
- Record Keeping - Maintain accurate manual and digital records relating to Health & Safety, plant, equipment, and work logs.
- Health & Safety Compliance - Ensure safe working practices for yourself and others across the University.
- Vehicle Operation - Drive University vehicles, complete checks, and maintain log sheets.
- Project Support - Assist with design reviews, defect reporting, handover processes, and improvement suggestions.
- Other Duties - Undertake additional tasks as required by the Director of Estates.
Planning & Organising
- Task Assessment - Evaluate work requirements and respond to emergencies.
- Work Scheduling - Ensure materials and equipment are available and prioritise daily tasks.
- Documentation - Maintain routine records and report essential information to managers.
- Resource Management
- Materials Scheduling - Prepare lists of materials and equipment for ordering.
- Equipment Care - Maintain and secure tools, equipment, and materials.
Internal & External Relationships
- Daily contact with the DLO Manager, colleagues, staff, and students.
- Regular interaction with external suppliers and contractors.
Qualifications, Skills & Experience
- Relevant Qualifications - GCSE/O‑Level/NVQ Level 2 or equivalent.
- Recent Maintenance Experience - Significant experience in building, electrical, or plumbing maintenance in a similar environment.
- Technical Skills - Electrical awareness, use of elevation equipment, scaffolding, asbestos awareness.
- Health & Safety Knowledge - Ability to carry out risk assessments and method statements.
- IT Literacy - Competent with IT packages and CAFM systems; strong numeracy and literacy.
- Customer Focus - Understanding of quality standards and customer satisfaction.
- Problem-Solving - Analytical and practical troubleshooting ability.
- Valid full UK driving licence.
- Available for out-of-hours work and being on a call-out rota (if required).
- Willing to carry a work phone and IPAD.
