Our client is a Regional Developer, with a focus on delivering good quality residential schemes.They have a growing pipeline of work across London, with a current focus on £15m-£30m refurbishment and 'cut-and-carve' / 'change of use' projects in North and West London.They are looking for a project-focused Quantity Surveyor who can take commercial responsibility for their own schemes. This is an excellent opportunity to run your own project, take genuine commercial ownership and progress your career with a growing business.
Your new role
- Take commercial control of the project, producing accurate and timely CVRs, forecasts, commercial registers and cash-flow forecasts
- Manage project cash flow, including applications, certifications, invoicing, payments and receipts
- Procure and carefully administer subcontractor packages and accounts
- Keep the Head Office commercial team updated on the progress of client and subcontract accounts through to finalisation
- Ensure payments and contractual notices are issued in accordance with the subcontract and the Construction Act
- Identify and communicate commercial risks and threats to the Commercial and Operational teams
- Produce main contract and subcontract final accounts within the required timescales
- Undertake remeasurement where necessary
- Evaluate and agree variations, extensions of time, and loss and expense claims
- Support effective project risk management
- Ensure cash-flow forecasts remain accurate and are optimised wherever possible
What you'll need to succeed
- A Quantity Surveying degree or equivalent qualification
- At least four years' Quantity Surveying experience working for a principal contractor, main contractor or developer
- Previous experience commercially managing your own residential, mixed-use, cut n carve projects
- Strong knowledge of subcontractor account management
- Experience producing CVRs, forecasts and commercial reports
- Good contractual and commercial awareness
- The confidence to work closely with site, operational and Head Office team
