You will be joining a national consultancy of chartered surveyors who offer services from property valuations, property sales and auctions, property management to secured lending appraisals and insolvency advice.

Your new role
We are seeking a skilled and adaptable Residential Property Manager to join our client's team based in Manchester working hybrid.
This role involves managing a diverse portfolio of properties that are subject to insolvency proceedings, predominantly residential, with some commercial and mixed-use assets.
The successful candidate will work closely with the Recovery & Valuation team, insolvency practitioner and internal receivers to secure, manage, and maximise the value of these properties during often time-sensitive and complex processes.
Secure and take control of distressed properties immediately following appointment.
Liaise with our Recovery & Valuation team, insolvency practitioners, agents, and legal teams to understand the asset strategy.
Arrange for re-keying, boarding, inspections, and security as needed.
Manage contractors to ensure property maintenance and compliance for all assets.
Manage existing tenants within insolvent estates, including rent collection and lease reviews.
Address tenant queries and ensure ongoing compliance with lease obligations.
Assist in negotiations or termination of leases in line with the insolvency process.
Arrange for urgent work, health & safety checks, and ongoing maintenance.
Ensure compliance with statutory regulations, particularly where properties are vacant or non-trading.
Coordinate utilities, insurance, and building security contracts.
Maintain detailed property records, budgets, and transaction logs.
Collect and reconcile rental income, service charges, and arrears.
Assist with financial reporting to administrators, including asset valuations and cash flow projections.
Assist with preparing properties for sale or auction.
Liaise with marketing agents, valuers, and legal teams throughout the disposal process.
Conduct property viewings and site inspections as required.
