A rapidly growing, well-established Commercial Flooring Contractor based in Essex is looking to expand its commercial team with an ambitious Quantity Surveyor. Operating across London and the South East, they deliver projects for Tier 1 & Tier 2 Main Contractors across Fit-Out, Retail, Healthcare, Education, Commercial, and New Build sectors.

This is more than a standard QS role. You will not only manage the commercial and financial delivery of multiple projects—but also help develop the internal systems, processes, and structure that will shape the company’s QS function as it continues to grow. All levels will be considered, from Junior through to Senior, with tailored responsibilities to suit experience.
Key Responsibilities- Full commercial management from tender to final account
- Monthly valuations, variations, applications, and final accounts
- Cost tracking, forecasting, and management of retentions
- Site visits for measurement, client meetings & progress reviews
- Producing BOQs, take-offs, and material quantification (Callidus experience beneficial)
- Negotiating supplier & subcontractor packages
- Ensuring compliance with JCT contract obligations
- Supporting the estimating function for flooring/tiling tenders
- Preparing accurate and timely tender submissions
- Liaising with suppliers for pricing and material options
- Helping develop internal commercial processes
- Supporting directors with cost-saving initiatives
- Contributing to the long-term growth of the QS team
- Experience as a Quantity Surveyor (2–3+ years with a main contractor preferred—but all levels considered)
- Degree in Quantity Surveying or related field (preferred, not essential)
- Commercial awareness, negotiation ability, and confidence dealing with Tier 1 & Tier 2 contractors
- Knowledge of JCT contracts & construction case law (essential for intermediate/senior levels)
- Experience within Flooring, Interiors, Fit-Out, Joinery, Drylining, or other specialist subcontracting is beneficial
- Strong IT skills (Excel, estimating/measurement software)
- Ambitious, organised, and confident managing multiple projects
- £50,000 – £75,000 DOE (flexible based on experience/level)
