We are seeking an experienced Senior Quantity Surveyor to take commercial ownership of multiple high-value flooring projects following handover from estimating. This is a senior post-contract role central to the commercial performance of the business, providing strong financial control while allowing delivery teams to focus on programme, quality, and client relationships.
The Senior Quantity Surveyor will work closely with Contract Managers, the Operations team, and Directors to ensure robust cost control, accurate reporting, and effective commercial risk management across live projects.
Responsibilities- Take full post-contract commercial responsibility for allocated flooring projects from handover through to final account.
- Maintain strict control of project budgets, forecasts, and cost value reconciliation (CVRs).
- Produce accurate and timely commercial reports aligned with programme progress.
- Create and manage project-specific commercial trackers, schedules, and management tools.
- Manage and commercially lead all variations, ensuring works outside agreed scope are identified, valued, and agreed.
- Maintain live variation and risk registers, escalating matters where commercial exposure exceeds agreed thresholds.
- Support Contract Managers by converting programme information into accurate material quantities and call-off schedules.
- Work closely with the Operations team to support procurement strategy, supplier performance, and delivery sequencing.
- Reconcile subcontractor and installer payments against progress and completed works.
- Present clear, auditable commercial information to senior management to support valuations and final accounts.
- Act as the primary commercial point of contact for Contract Managers and key stakeholders.
- Provide firm, factual commercial challenge internally and externally where required, protecting margins while maintaining strong working relationships.
- Operate within established company systems and processes, applying them consistently and accurately.
- Proven experience as a Senior Quantity Surveyor within flooring, fit-out, or a specialist subcontracting environment.
- Strong post-contract commercial management experience across multiple live projects.
- Commercially confident, with the ability to challenge scope, cost, and risk effectively.
- Calm, structured, and pragmatic under pressure.
- Highly detail-oriented, with a strong focus on margin protection and risk management.
- Experienced in managing commercial discussions and conflict professionally.
- Comfortable working closely with senior management and influencing commercial outcomes.
- A proactive team player who contributes positively to business growth and continuous improvement.
- Minimum 5+ years' Quantity Surveying experience, with senior-level responsibility preferred.
- Background with a specialist contractor (flooring, interiors, or fit-out) highly advantageous.
