Key Responsibilities

  • Commercial Management
    • Manage the full commercial lifecycle across housing and fit-out projects
    • Ensure projects are delivered on time, within budget, and to required standards
  • Valuations & Payments
    • Conduct regular site visits
    • Prepare and submit accurate monthly valuations
    • Maintain strong cash flow aligned with contract terms
  • Variations & Cost Control
    • Identify, price, and manage variations (CAIS, SIS etc.)
    • Ensure all variations are fully documented and justified
  • Reporting & Financial Oversight
    • Produce monthly cost/value reports
    • Monitor project performance and highlight risks/opportunities
  • Final Accounts
    • Prepare and agree final accounts efficiently
  • Stakeholder Management
    • Liaise daily with site teams, project managers, and clients
    • Support post-tender meetings and project handovers
  • Resource & Labour Management
    • Track labour targets and workforce allocation
    • Monitor price work and labour bookings across projects

About You

  • Proven experience as a Quantity Surveyor within construction
  • Background in housing, fit-out, or subcontracting environments
  • Strong understanding of lump sum and schedule of rates contracts
  • Experience with M3NHF, bespoke or NSR contracts (advantageous)
  • Excellent commercial awareness and cost management skills
  • Confident communicator with strong negotiation ability
  • Proactive, detail-oriented, and solutions-driven

Desirable:

  • Background in painting, drylining, plastering, or finishing trades
  • Intermediate to Senior level QS
  • Ambitious with a long-term career mindset
