Key Responsibilities
- Commercial Management
- Manage the full commercial lifecycle across housing and fit-out projects
- Ensure projects are delivered on time, within budget, and to required standards
- Valuations & Payments
- Conduct regular site visits
- Prepare and submit accurate monthly valuations
- Maintain strong cash flow aligned with contract terms
- Variations & Cost Control
- Identify, price, and manage variations (CAIS, SIS etc.)
- Ensure all variations are fully documented and justified
- Reporting & Financial Oversight
- Produce monthly cost/value reports
- Monitor project performance and highlight risks/opportunities
- Final Accounts
- Prepare and agree final accounts efficiently
- Stakeholder Management
- Liaise daily with site teams, project managers, and clients
- Support post-tender meetings and project handovers
- Resource & Labour Management
- Track labour targets and workforce allocation
- Monitor price work and labour bookings across projects
About You
- Proven experience as a Quantity Surveyor within construction
- Background in housing, fit-out, or subcontracting environments
- Strong understanding of lump sum and schedule of rates contracts
- Experience with M3NHF, bespoke or NSR contracts (advantageous)
- Excellent commercial awareness and cost management skills
- Confident communicator with strong negotiation ability
- Proactive, detail-oriented, and solutions-driven
Desirable
- Background in painting, drylining, plastering, or finishing trades
- Intermediate to Senior level QS
- Ambitious with a long-term career mindset
