About the Company
Our client is an established Main Contractor and Maintenance specialist delivering social housing refurbishment, planned maintenance, and compliance projects across London and the South East. With a strong reputation for service and delivery, they are seeking an experienced Commercial Manager to lead the commercial function across multiple frameworks and long-term contracts.
The Role
This role offers the opportunity to help shape a growing division and build lasting relationships with key local authority and housing association clients. You'll be responsible for overseeing commercial and financial performance across a range of social housing refurbishment and maintenance projects, ensuring robust cost control and successful project delivery. And bring on NEW CLIENTS.
Key Responsibilities
- Manage the full commercial process for maintenance and refurbishment contracts (up to £10m+).
- Lead and mentor a team of Quantity Surveyors and Assistant QS.
- Maintain strong client relationships – ideally leveraging existing local authority or Tier 1 contacts.
- Ensure accurate forecasting, valuations, and reporting to senior leadership.
- Support tender submissions and framework bids with commercial expertise.
- Oversee subcontractor accounts, cost management, and contract administration.
- Drive value engineering and efficiency improvements.
About You
- Proven background as a Commercial Manager or Senior QS within social housing, planned maintenance, or refurbishment.
- Strong commercial and contractual understanding (JCT, NEC).
- Experience managing multiple live projects and commercial teams.
- Existing contacts or relationships within local authorities, housing associations, or Tier 1 contractors.
- Excellent leadership, analytical, and client communication skills.
- Full UK driving licence and ability to travel to sites across the region.
- Existing client contacts and a proven ability to generate new opportunities are highly desirable.
