W11, London (Site-Based) £85,000 – £105,000 + Package (DOE) £70m+ Refurb / Retrofit Scheme (Social Housing)

The Role

You’re not coming in to “support”. You’re coming in to run the commercial function on a major London project. You’ll lead a small team, take control of the numbers, deal with clients, and make sure the job lands properly — commercially and operationally.

What You’ll Be Doing

  • Lead and manage a team (SQS & AQS level)
  • Full commercial responsibility across the project lifecycle
  • Subcontractor procurement & package management
  • CVRs, cashflow, cost control & reporting
  • Client, subcontractor & supplier negotiations
  • Contract administration (JCT / NEC)
  • Raising orders, valuations, payment certs
  • Managing subcontract accounts end to end
  • Issuing contractual notices correctly and on time
  • Driving performance, standards, and accountability

What They Actually Want

  • 10+ years in commercial / QS roles
  • Strong Main Contractor background
  • Experience running large-scale projects (£40m–£70m+)
  • Confident leading teams (2–5 people)
  • Solid understanding of JCT & NEC contracts
