About the Role

We are looking for an experiencedChartered Surveyorto join a professional Asset Management and Valuation team based in Newport.

The successful candidate will provide professionalvaluation and estate management services, managing a varied property caseload and providing clear, commercially focused advice to clients.

You will be responsible for undertaking property valuations, supporting the management of operational and non-operational property, and advising on acquisitions, disposals, leases and other property matters.

This is an excellent opportunity for a qualified surveyor looking to work across a varied portfolio while developing strong client relationships and contributing to the effective management of property assets.

Key Responsibilities

  • Undertake valuations across a range of property transactions in line with client requirements, legislation and professional standards.
  • Complete annual asset valuation programmes in accordance with relevant financial regulations,RICS Red Book and CIPFA guidance.
  • Provide day-to-day estate management services, including rent reviews, lease events, surrenders, assignments, subletting, improvement works, compensation matters and dilapidations.
  • Negotiate and progress leases, tenancies, licences, hirings, easements, concessions and other property interests.
  • Negotiate terms for the acquisition and disposal of property and provide professional advice to support client decision-making.
  • Support the proactive management of surplus and non-operational property portfolios.
  • Manage an allocated caseload, ensuring work is completed accurately and within agreed timescales.
  • Provide professional advice and guidance on valuation and property matters.
  • Prepare reports, briefings and supporting information for clients, committees and working groups.
  • Attend meetings and present complex property and valuation information clearly and professionally.
  • Build and maintain effective relationships with clients, decision-makers, colleagues and external stakeholders.
  • Use professional negotiation and communication skills to inform and influence stakeholders.
  • Identify and support new business opportunities and contribute to business plan objectives.
  • Maintain a strong fee-earning contribution while delivering high-quality professional services.
  • Ensure all work complies with relevant professional standards, legislation, policies and client requirements.
  • Support colleagues and provide appropriate cover across the wider team when required.

About You

  • ABachelor's degree or equivalent qualification in an estates-related discipline.
  • MRICS / Chartered Surveyor status.
  • Experience as a Chartered Surveyor within a valuation, estate management or related professional property environment.
  • Strong practical knowledge ofproperty valuation and estate management.
  • Experience undertaking valuations in accordance with relevant professional standards, ideally including theRICS Red Book.
  • Knowledge and experience across areas such as rent reviews, leases, acquisitions, disposals, dilapidations and other property transactions.
  • Strong professional judgement and the ability to provide clear, commercially focused property advice.
  • Excellent organisational skills with the ability to manage a varied caseload and competing priorities.
  • Excellent written and verbal communication skills.
  • Strong negotiation and stakeholder management skills.
  • The ability to explain complex property and valuation matters clearly to clients and decision-makers.
  • A proactive, solution-focused approach with the ability to work independently and as part of a wider team.
  • Strong commercial awareness and an interest in developing client relationships and business opportunities.
  • Competence usingMicrosoft Office and relevant property/valuation systems.
  • A full UK driving licence, as occasional travel to offices and sites may be required.
