At the London Borough of Havering’s void and repairs team, we pride ourselves on being an innovative organisation with a commitment to the needs of residents living in the borough, with a firm focus on repairs and maintenance of LBH housing stock and PSH managed dwellings on a daily basis and achieving positive outcomes whilst looking at service improvements to enhance resident satisfaction.

An opportunity has arisen for an experienced Repairs, Void and Stock Condition Surveyor to join our high achieving repairs and Voids team who continually exceed their targets in a highly pressurised environment.

Main Purpose of the Job/Key Objectives:

  • To provide an effective & responsive service to Havering residents relating to repairs and maintenance requirements including defect diagnosis, various inspection and approval regimes, including damp and structural inspections, contractor and works supervision and health and safety to determine the best options and resources available on a case by case basis.
  • To undertake robust post inspections of works ensuring high quality repairs and value for money.
  • To manage the repairs, stock and voids process from initial assessment through to completion, including supervising contractors, ensuring compliance with the Decent Homes Standard, Awaab’s Law, HHSRS, Asbestos, HSE, Fire Safety, Gas Safety, Electrical Safety, Building Regulations, and other statutory frameworks.
  • To oversee the voids process, ensuring properties are returned to lettable standards within target turnaround times, minimising rental loss and supporting the Council’s housing needs whilst managing budgets and avoiding overspend.
  • To contribute to the Council’s wider asset management and sustainability objectives by carrying out stock condition, HHSRS, and EPC surveys. Accurately record and detail data from these inspections to support Havering’s long-term investment planning and the council’s target of zero carbon by 2040.
  • To manage a caseload, engage directly with residents, and coordinate referrals to other services where necessary.

The role requires strong technical knowledge, a customer-focused approach, and a commitment to delivering high-quality housing services that meet both compliance standards and resident expectations.
