Role Overview
The Senior Property Manager will be responsible for managing a diverse portfolio of residential and mixedâuse properties while leading client relations, compliance, and operational excellence. This role combines handsâon management with strategic oversight and team leadership.
Key Responsibilities
- Portfolio Management
- Oversee daily operations across a portfolio of residential, commercial and student accommodation properties.
- Ensure all sites meet compliance standards, including health & safety, fire safety and environmental regulations.
- Conduct regular property inspections, manage maintenance works and coordinate with contractors and suppliers.
- Client Relations
- Act as the primary point of contact for landlords, tenants and clients, maintaining strong and transparent communication.
- Resolve tenant issues efficiently and professionally while upholding company values and service standards.
- Manage tenancy renewals, rent reviews and lease compliance.
- Financial & Administrative Oversight
- Oversee rent collection, arrears management and service charge budgets.
- Prepare and monitor property budgets, forecasts and financial reports.
- Approve invoices and support finance teams with reconciliation and audits.
- Leadership & Team Development
- Mentor and support junior property managers and administrative staff.
- Oversee training, performance and professional development initiatives.
- Collaborate crossâfunctionally with sales, marketing and technology teams to improve client experience.
- Process Improvement & Technology Adoption
- Champion the use of Haventria's PropTech platform for efficient property and community management.
- Identify opportunities to streamline operations and enhance service delivery through digital tools.
Requirements
- Minimum 5+ years' experience in property or block management (residential or mixedâuse).
- Sound understanding of UK property legislation, leasehold management and health & safety compliance.
- Experience in managing teams and multiple client accounts.
- Excellent communication, negotiation and problemâsolving skills.
- Strong organisational and time management abilities.
- Proficient in property management software (knowledge of PropTech platforms a plus).
- Membership of ARLA, RICS or IRPM (preferred but not mandatory).
