Haven Rise is a registered housing provider delivering temporary accommodation and lettings across London. We work in partnership with local authorities to provide safe, dignified homes for households who need them most — currently 73,310 in London alone, including one in every 21 children. We are small, hands‑on, and serious about doing this work well.

The Role

As Property Manager, you'll be the person who keeps our homes — and the people in them — looked after. You'll own the day‑to‑day running of our portfolio: maintenance, move‑ins, compliance, and the relationships that hold it all together. It's a role with real responsibility from day one, and the chance to shape how we grow.

  • Maintenance & property condition
    • Log, triage and resolve maintenance issues end-to-end
    • Brief contractors, obtain quotes, and chase work through to sign-off
    • Carry out routine inspections and keep accurate property records
    • Coordinate void turnarounds so homes are re-let quickly and to standard
  • Tenant experience
    • Run smooth, welcoming move‑ins and inductions
    • Be the first point of contact for tenant queries — by phone, email and in person
    • Handle difficult conversations with empathy and professionalism
    • Support tenants to settle in and sustain their tenancy
  • Tenancy set-up
    • Set up utilities (gas, electric, water) and council tax from day one
    • Register tenants with the relevant local authority and keep records current
    • Prepare tenancy paperwork and ensure everything is signed and filed
  • Compliance & licensing
    • Keep every property fully compliant — gas safety, EICRs, EPCs, fire safety, HHSRS
    • Manage selective and HMO licensing across multiple boroughs
    • Prepare for and pass local authority inspections
    • Maintain accreditation standards (PRS, ARLA, registered provider obligations)
  • Partnerships & network
    • Build strong working relationships with council housing teams, procurement officers and support partners
    • Manage a reliable network of contractors and suppliers
    • Represent Haven Rise professionally in every external interaction

Who You Are

  • At least 1 year of experience in property management, lettings, social housing, or temporary accommodation
  • Calm under pressure — can hold a difficult call and leave the tenant feeling heard
  • Highly organised, with a track record of following through and closing the loop
  • Strong working knowledge of London — boroughs, council tax, utilities, and the realities of TA in the capital
  • Confident communicator, both written and verbal
  • Comfortable with email, spreadsheets, and property/CRM systems
  • Full UK right to work; driving licence preferred

Nice to Have

  • Experience working directly with local authority housing teams
  • Familiarity with HMO licensing and housing health & safety standards
  • ARLA Propertymark qualification (or working towards)
  • Hebrew or another second language
