About us
Hastoe owns and manages more than 7,500 homes across the south of England from Devon to Norfolk. We are a social housing landlord and England’s leading rural housing specialist. Hastoe built its first rural affordable homes in 1987 and since then all our homes have been built to a higher standard than required by building regulations. Innovation and sustainability are high on our agenda. Hastoe built the UK’s first rural affordable Passivhaus scheme in 2011 and we developed our own Hastoe New-Build Standard in 2021. This new Standard adopts a fabric-first approach; reducing carbon emissions and saving residents money on their heating bills. Other key elements of the Standard are reduced water consumption, local vernacular design, minimal impact on the environment, Nationally Described Space Standards (NDSS), as well as accessibility and future-proofing features. Hastoe are committed to providing the right homes in the right places.
About the role
This is a new role at the heart of Hastoe’s strategic approach to making sure we have the right homes in the right places. You will lead evidence-based asset management work, helping us understand the long-term performance, value and potential of our homes and land. Your work will support decisions on investment, redevelopment, retention, disposal and growth, ensuring they are robust, transparent and aligned with our Business Strategy.
Duties will include:
- Developing and maintaining a strategic asset management approach, using data, risk assessment and financial appraisal to support recommendations on investment, redevelopment, retention, disposal and stock swaps.
- Reviewing urban estates, underperforming assets and geographic stock patterns to identify opportunities to improve resident outcomes, service efficiency and long‑term organisational value.
- Preparing clear options appraisals, lifecycle cost analysis and net present value assessments to inform Executive Team and Board decisions.
- Progressing agreed actions through to completion, including disposals, head lease variations, stock swaps, infill development opportunities and marketing strategies, working closely with colleagues, advisers and agents.
About you
We are looking for someone who can combine sound technical knowledge with strategic judgement, commercial awareness and a strong understanding of social housing. You will be confident working with data, financial appraisals and complex information, and able to translate this into clear recommendations for senior colleagues and Board members. You will also need to work collaboratively across Development, Property Services, Housing, Finance and Sales, balancing resident outcomes, regulatory obligations, risk and value for money.
You will also need:
- Experience of working in the building or social housing sector, with a good understanding of relevant regulation and legislation.
- The ability to undertake financial appraisals, including net present value and lifecycle costing assessments.
- Experience of analysing information, identifying risks and making evidence-based recommendations.
- Strong written and verbal communication skills, with the ability to present complex analysis clearly to non-technical audiences.
- The ability to build effective working relationships with internal teams, external advisers and partners, and to manage work through agreed deadlines.
Annual Leave: Starting at 25 days, plus bank and 1.5 days complimentary leave, along with the option to purchase additional leave.
Enhanced Pension: Hastoe's employer contributions start at 5% and are based on matching of your own contribution level, plus 2%, up to a maximum of 8% employer contribution.
A personal note from Chris Meadows, your hiring manager: "This is an exciting opportunity to shape a growing and important area of work for Hastoe. The role will help us make better long‑term decisions about our homes and land, ensuring that we invest wisely, manage risk well and continue to deliver on our rural purpose. We are looking for someone who is curious, analytical and practical - someone who can bring structure to complex information, work well with colleagues across the organisation and help turn strategic recommendations into tangible outcomes."
