A growing portfolio, serious investment into systems and people, and a business that’s building properly, not patching gaps. Harte Recruitment is working with a Manchester-based property business entering its next phase of growth. With an established and sizeable managed portfolio already in place, they are now looking to appoint a Head of Property Management to bring structure, leadership, and consistency across the department. This is not a “keep things ticking” role. It’s about taking ownership of a functioning operation and elevating it, ensuring it is commercially sound, compliant, and built to scale.

This Head of Property Management opportunity will suit a senior Property Manager, Team Leader ready for a step up, or an existing Head of Property Management looking for a platform with more influence and long-term growth.

The Package

  • ~£40,000 – £60,000 basic (depending on experience)
  • ~ Bonus structure with OTE up to £70,000
  • ~25 days holiday + bank holidays
  • ~ Monday – Thursday 09:00 – 17:30
  • ~ Friday 09:00 – 17:00
  • ~ First Friday of every month: 09:00 – 13:00
  • ~ Senior-level role with real influence over departmental performance and direction
  • ~ Long-term progression aligned with business growth

The Head of Property Management Role

  • This is about leadership, structure, and accountability — not managing a personal diary of properties.
  • Oversee the full property management function through an established management layer
  • Structure the department to ensure it can support ongoing growth without operational strain
  • Take ownership of systems and reporting, ensuring platforms are used correctly and data is accurate
  • Ensure full compliance across the portfolio (Gas Safety, EICR, EPC, deposit protection, licensing) and remain ahead of legislative changes
  • Oversee onboarding of new properties, particularly developments transitioning into management
  • Act as the senior escalation point for landlord, tenant, and operational issues
  • Maintain and strengthen relationships with key landlords and investors
  • Monitor arrears performance and ensure processes are followed and improved where required
  • Identify inefficiencies and implement operational improvements across the department

The Person

  • You’ll have:
  • Senior experience within Property Management or Lettings
  • Experience managing or leading teams, directly or through managers
  • Arla qualified or equivalent, bringing a strong understanding of compliance and current legislation
  • Experience using property management systems (e.g. Reapit or similar)
  • A track record of improving processes and driving operational standards
  • You’ll be:
  • Commercially aware, understanding how property management supports wider business performance
  • Highly organised, able to build structure and clarity across a department
  • Calm and credible when handling escalations
  • Decisive, with the ability to resolve issues quickly and effectively
  • Respected by both landlords and internal teams
