Key Purpose of The Role
To effectively support the company’s Part Exchange function, from Application to Hand over, including the Sales and Marketing of all Part Exchange Properties, and positively contribute to the company’s growth.
Key Duties / Responsibilities
- Develop and maintain effective working relationships with Agents and have an expert knowledge on the second hand property market.
- Visit the company’s developments to build relationships with the New Build Sales Team.
- Create Part Exchange offer packs for the Sales Managers and order searches, instruct Gas/Electric/EPC and Home Buyers for new buy-in properties.
- Visit Part Exchange properties within 7 days of reservation.
- Attend all Part Exchange Meetings to update the Managing Director on sales progression.
- Work in close collaboration with the New Build Sales Managers and Part Exchange Managers and Coordinators to ensure all aspects of the Buy in, Plot Purchase and Sale Off run cohesively to achieve targeted exchange and completion dates.
- Complete two weekly inspections of all empty properties to check gardens, cleanliness, and heating.
- Perform inspections on all Part Exchange Properties as and when required.
- Assist in collating feedback and records of viewings.
- Keep the Part Exchange Monitor and spreadsheets up to date.
- Deputise for the Part Exchange Manager during Holidays and Sickness.
- Keep appraised of other New Build Developer Part Exchange Scheme changes and notify the Sales Director of such amendments which could impact on the rate of sales.
- Complete final inspections and release C&T retentions. Instruct agents to Market.
- Comply with responsibilities as laid down in the groups Health and Safety Policy in order to ensure a safe working environment.
Experience
Highly experienced in either Residential or New Build Sales. In-depth knowledge of The Residential Housing Market and New Build Industry.
Key knowledge and skills
- Up to date knowledge of the Sales Process from Reservation to Legal Completion.
- Excellent verbal and written communication skills.
- Sound knowledge of GDPR implications and The Consumer Code for House Builders.
- Excellent customer service skills and organisational skills.
- Computer literate on IT systems.
