Harken Search are partnered with a 5* PLC Housebuilder based in East Anglia to appoint a Quantity Surveyor. This role will sit within the Commercial team, which deals with everything to do with cost-effective building, including quantity surveying, estimating, procurement and material buying.
Reporting to the Senior Quantity Surveyor/Commercial Manager, you will be responsible for the commercial and surveying responsibilities for a site. Effectively manage costs for the site, and ensure targets are met by managing and controlling the budget and valuations, including monthly updating of the estimated final costs, show absolute cost and value reconciliation.
Responsibilities include:
- Managing all sub-contractor procedures and processes, and materials and goods if necessary, whilst always ensuring compliance with Group Policies and Procedures.
- Value engineering all trades, ensuring that we are always one step ahead of the market.
- Assisting with processing orders from site requisitions.
- Maintaining all cost control procedures.
- Compiling all weekly, monthly and quarterly reports as required.
- Contributing to the conceptual designs/options to ensure the design is kept within the budgeted values.
- Compiling Site Start budget, liaising with all Departments to ensure document is completed on time to allow the construction to commence, and Sales to start marketing.
- Maintaining budget control throughout development; and managing cost overruns within contingency levels.
- Completing accurate costing for each aspect of site development.
- Analysing and reporting on costs and cash flow using the support systems available.
- Preparing tenders and procuring sub-contractors, goods and materials, using Group Procedures.
- Compiling subcontractor recommendations for approval.
- Processing Subcontract orders, payments and variations, using Excel and Group payment system (COINS) in line with Group policy and procedures.
- Evaluating and agreeing variations and instructions, always aware of budgetary constraints, and ensuring that approval is obtained prior to agreement of variations in excess of the respective allowances.
- Attending all project and team meetings as required, and presenting the Commercial position to the meeting.
- Compiling and presenting valuations at Divisional valuation meetings.
- Being responsible for accurately controlling all commercial aspects and responsibilities with regards to the RSL.
- Being aware of all codes of practice that impact on estimating e.g. Building Regulations, NHBC requirements, HSE, Code for Sustainable Homes etc.
- Completing any other duties as required by the Senior/Managing Surveyor/Commercial Manager.
Essential Experience:
- Qualified to HND level or higher with a valid CSCS card.
- Experience working with residential projects.
