About the Role
We are seeking an experienced and strategic Senior Disrepair Manager to lead the delivery of our disrepair and complex repairs service. This is a senior leadership role with overall responsibility for the management of legal disrepair cases, complex repairs programmes and associated financial and contractual activities. You will oversee live disrepair and litigation cases, ensuring full compliance with the disrepair pre‑action protocol and all statutory and legal obligations. The role requires strong leadership of multi‑disciplinary teams, effective contractor oversight and robust control of budgets to ensure works are delivered safely, efficiently and to a high standard. Working closely with senior leaders, Legal Services and key stakeholders, you will also provide strategic oversight, risk management and performance reporting. A key focus of the role will be to minimise risk, improve service delivery and maintain high levels of customer satisfaction across the service.
About the Team
You will lead a high‑performing Disrepair and Complex Repairs team within Property Services, working in close partnership with the Housing Repairs Service. The team is responsible for managing disrepair claims, coordinating works delivery and ensuring strong contract and financial management. The service operates collaboratively with Legal Services, housing teams, contractors and external partners to deliver an integrated and effective service. We are committed to providing a customer‑focused, compliant and efficient service, with a strong emphasis on performance management, continuous improvement and meaningful stakeholder engagement.
About You
You are a confident and strategic leader with a strong track record of managing disrepair or complex housing services within a social housing environment. You bring a calm, solutions‑focused approach to managing high‑risk and high‑profile cases, with the ability to make sound and defensible decisions under pressure. An excellent communicator, you are able to influence and engage effectively with residents, legal professionals, senior stakeholders and operational teams. You lead with integrity, promoting accountability, collaboration and continuous improvement and are passionate about delivering safe, compliant and customer‑focused services that improve residents’ lives.
We are looking for candidates who can demonstrate:
- Strong knowledge of disrepair legislation, pre‑action protocols, contract law, and relevant regulatory frameworks
- Significant experience managing disrepair cases, including litigation and court processes
- Proven ability to lead and develop multi‑disciplinary teams and manage external contractors effectively
- Strong financial management skills, including budget control, cost management and risk mitigation
- Ability to challenge performance and drive service improvements through effective performance management frameworks
- Strong analytical capabilities, including interpreting data, identifying trends and addressing root causes
- Excellent stakeholder management skills, with experience working alongside senior leaders, legal teams and external partners
- In‑depth understanding of social housing operations and a commitment to delivering high‑quality customer service
- Strong IT proficiency, including experience with housing management and performance reporting systems
