About the Role

We are looking for an experienced Minor Works Manager to lead the delivery of a varied programme of repairs and improvement works across our housing portfolio. From initial investigation through to completion, you will take full ownership of projects – ensuring works are delivered safely, efficiently and to a consistently high standard, within agreed budgets and timescales. You will manage a diverse range of works including structural and elemental repairs, roofing, drainage, fire and flood reinstatement and complex defect resolution. Working across in‑house teams, contractors and specialist consultants, you will ensure the right resources are deployed to achieve value for money while maintaining quality and performance. A key focus of the role is maintaining a strong health and safety culture and ensuring compliance with relevant legislation and regulations, including Building Regulations and the Health and Safety at Work Act. You will drive robust quality control, risk management and performance monitoring processes, alongside delivering excellent resident engagement – ensuring customers are informed, reassured and at the centre of every project.

About the Team

You will be part of the Repairs & Compliance service, working closely with the Housing Repairs Service (HRS) and a wide range of internal and external stakeholders. This includes asset management, building safety, legal services, contractors, and resident groups. The team is committed to delivering efficient, value‑for‑money services that keep residents safe and satisfied. Collaboration is at the heart of our work, with a strong focus on continuous improvement, performance management, and resident engagement. You will join a service that actively promotes a positive safety culture, innovation in service delivery, and strong partnership working across the organisation and supply chain.

About You

You are an experienced and motivated professional with a strong track record in delivering building maintenance, repairs, and minor works programmes. You bring a proactive, solutions‑focused approach and are passionate about delivering high‑quality outcomes that improve residents’ homes and experiences. You are confident managing complex projects and competing priorities, with the ability to lead teams, influence stakeholders and drive performance. A strong commitment to safety, compliance and customer service underpins everything you do.

We are looking for someone who can demonstrate:

  • Proven experience delivering building maintenance, repairs, and minor works programmes, including both planned and reactive works.
  • Strong knowledge of health & safety, building safety and relevant legislation and regulatory requirements.
  • Experience managing contractors, consultants and in‑house teams, including performance, quality control and contract compliance.
  • Ability to plan, programme and deliver projects effectively, managing budgets, risks and resources to achieve value for money.
  • Excellent communication skills, with the ability to engage and build trust with residents, stakeholders, and senior leaders.
  • Strong analytical and problem‑solving skills, with the ability to identify root causes and implement sustainable solutions.
  • Experience of procurement, contract management and monitoring performance against KPIs and service standards.
  • Competence in using IT systems and producing clear, accurate reports for a range of audiences.
  • Experience working within a local authority or social housing environment.
