About the Role

We are seeking an experienced and driven Team Manager to lead the delivery of our voids (empty homes) repairs service, ensuring properties are refurbished quickly and to a high standard before being re-let. In this role, you will be responsible for the day-to-day management of void operatives, coordinating works to ensure properties are turned around efficiently, safely and in line with agreed timescales and quality standards. You will oversee workloads, monitor performance, and ensure compliance with all relevant housing, health and safety and regulatory requirements. The role requires a strong focus on minimising void turnaround times, improving productivity, and ensuring value for money, while maintaining a high standard of workmanship and customer-ready properties.

About the Team

You will manage a team of void operatives, working as part of the wider Housing Repairs Service. The team is responsible for preparing vacant properties for new tenants, delivering a range of repairs and refurbishment works including carpentry, plumbing, decorating, and general building maintenance. The team works closely with surveyors, works co-ordinators, housing management and contractors to ensure properties are returned to a lettable standard quickly and efficiently. There is a strong focus on collaboration, performance and accountability, with a shared commitment to delivering safe, high-quality homes for residents. This is a fast-paced and operational environment where effective planning, teamwork, and communication are key to success.

About You

You are a proactive and results-driven leader with strong experience in housing repairs or property maintenance, ideally within a local authority or social housing setting. You bring a track record of managing operational teams, driving performance and delivering high-quality repairs services in line with service standards and regulatory requirements. Comfortable working in a fast-paced environment, you are skilled at balancing operational delivery with continuous improvement, using data, systems, and stakeholder insight to enhance service outcomes. You lead with accountability, foster collaboration, and are committed to delivering a customer-focused, efficient, and compliant service.

We are looking for candidates who can demonstrate:

  • Strong knowledge of responsive repairs and/or voids processes, including refurbishment standards, turnaround targets, and lettable criteria
  • Experience managing frontline operatives and/or contractors, including performance management, quality assurance and addressing underperformance
  • Ability to plan, organise, and prioritise workloads effectively using scheduling systems or mobile workforce technology
  • Proven track record of monitoring KPIs, analysing performance data, and driving service improvements and efficiencies
  • Good understanding of health and safety legislation, compliance frameworks and landlord responsibilities within housing repairs
  • Strong communication and interpersonal skills, with the ability to build effective relationships with residents, colleagues, and contractors
  • Experience contributing to service transformation, continuous improvement, or change initiatives to enhance customer experience and service delivery
  • Ability to manage budgets and resources effectively, ensuring value for money while maintaining quality standards
  • Experience working within a local authority or social housing environment
  • Relevant trade background or working knowledge of multiple building trades
