In this role you lead the quantity surveying function for Housing Major Works and Asset Management, ensuring commercial oversight across planned maintenance and capital projects. You will manage a team and provide expert commercial guidance to deliver value-for-money across contracts and programmes. You will influence procurement, contract management and financial controls to keep projects on budget and funded. You join a collaborative team focused on improving and sustaining housing stock, with a strong emphasis on resident-centred delivery and continuous improvement. Responsibilities
- lead the commercial management of housing investment projects and major works
- oversee cost planning, valuations, financial reporting, cashflow forecasting and final accounts
- monitor contractor and consultant fees, review valuations, and address budget pressures
- produce monthly financial reports and budget outturn projections
- act as senior commercial adviser on procurement, contracts, and risk
- prepare tender documentation, conduct tender analysis, and ensure governance compliance
- lead commercial negotiations with contractors/consultants and resolve claims
- embed a strong commercial culture and drive value for money across the team
Key requirements
- extensive experience in commercial and cost management across major construction or housing programmes
- experience leading and developing professional teams with strategic commercial advisory capabilities
- strong skills in cost management, budgeting, forecasting, procurement and contract administration
- knowledge of construction contracts, contract law and procurement requirements
- experience reviewing contractor costs, managing valuations/final accounts, and addressing commercial risks
- track record of delivering value for money on complex capital projects in social housing or similar environment
- ability to negotiate claims and disputes and work with common social housing contract forms
