Overview

As Estate Services Team Leader you will guide a team of operatives to deliver high-quality caretaking and cleaning across housing estates. You will plan daily work, monitor standards, and inspect estates to ensure safe, welcoming environments. You will manage budgets for equipment, oversee contractors, and handle inquiries and issues with a professional, customer-focused approach. You may support borough-wide emergencies and cover colleagues when needed. This role sits at the heart of Housing Operations, driving service improvements and resident satisfaction.

Responsibilities

  • Lead and supervise Estate Services Operatives to deliver caretaking and cleaning services
  • Plan and coordinate daily work programmes and monitor service standards
  • Conduct estate inspections and ensure clean, safe environments
  • Oversee budgets for equipment and materials; manage contractor performance
  • Investigate service issues and respond to customer enquiries and complaints
  • Provide cover during staff absence and support borough-wide emergency responses as needed
  • Support staff development and foster a culture of accountability and continuous improvement

Key requirements

  • Experience supervising or managing staff
  • Strong understanding of cleaning methods, materials and equipment
  • Excellent communication; ability to build relationships with residents, colleagues and contractors
  • Strong organisational skills and ability to prioritise workloads
  • Independent working with initiative; good IT systems knowledge
  • Sound numeracy and strong Health & Safety understanding
  • Commitment to equality, diversity and inclusion; customer-focused mindset
  • Full driving licence and access to a vehicle (essential)
  • Experience in staff training; knowledge of repairs reporting; cleaning qualifications or training advantageous
