We are seeking an experienced and motivated Site Manager to oversee the delivery of social housing refurbishment projects. The successful candidate will be responsible for managing site operations, ensuring works are completed safely, on programme, within budget, and to the required quality standards. This role involves managing both internal and external refurbishment works, working closely with site teams, subcontractors, clients, and residents.
Responsibilities
- Manage the day-to-day site operations of social housing refurbishment projects, ensuring compliance with contract requirements and specifications.
- Lead and coordinate site teams, subcontractors, and suppliers, maintaining a professional and collaborative working environment.
- Ensure full compliance with health and safety legislation, carrying out regular site inspections, audits, and briefings.
- Monitor progress against the construction programme, identifying risks, delays, or resourcing issues and implementing corrective actions.
- Manage site logistics, including materials, deliveries, waste management, and access arrangements.
- Liaise effectively with clients, residents, and stakeholders, maintaining clear communication and minimising disruption during works.
- Maintain high standards of workmanship and quality control, ensuring all works meet required specifications and standards.
- Deliver toolbox talks, site inductions, and site briefings as required.
- Maintain accurate site records and documentation, including daily diaries, RAMS, permits, and health & safety records.
Essential Requirements
- Proven experience as a Site Manager within the social housing refurbishment sector.
- Experience managing internal and external works on occupied or live environments.
- Strong understanding of construction methods, regulations, and best practices relevant to housing refurbishment.
- Excellent communication skills with the ability to engage professionally with residents and stakeholders.
- Strong knowledge and practical application of health and safety management.
- SMSTS certification.
- NVQ Level 6 in Construction Site Management (or equivalent).
- CSCS card.
- First Aid certification.
- Asbestos Awareness and Scaffolding Awareness training.
