An Exclusive Opportunity Through Happy Jobs NI
Happy Jobs NI is delighted to be exclusively representing an established and growing contractor in the appointment of a Quantity Surveyor. The client is a dynamic and forward-thinking organisation currently experiencing rapid growth, supported by ambitious plans for continued expansion. As the business grows, it is investing in its commercial capability and creating opportunities for talented professionals to develop alongside the organisation.
The organisation delivers a diverse range of construction, civil engineering and infrastructure projects, combining strong operational expertise with a practical and commercially focused approach. This is a unique opportunity for a Quantity Surveyor who is looking for a different and stimulating challenge, greater project ownership and the chance to develop broader commercial experience.
About the Role
Reporting to the Contracts Manager and working closely with Project Managers, Finance and operational colleagues, the Quantity Surveyor will support the commercial management of assigned projects from tender handover through delivery, completion and final account. The role will involve monitoring project costs and value, preparing applications and valuations, managing commercial change and ensuring accurate information is available to support effective project decisions.
This is an opportunity to move beyond purely administrative quantity surveying duties and take meaningful ownership of the commercial performance of live projects. As the organisation continues to expand, the successful candidate will have the opportunity to gain broader project exposure and take on increasing levels of commercial responsibility.
Key Responsibilities
- Support the commercial handover of projects from tender through to delivery.
- Establish and maintain project budgets, cost codes, forecasts and commercial records.
- Prepare valuations, interim applications and supporting documentation.
- Monitor project costs, commitments, liabilities, work in progress and forecast final costs.
- Assist with monthly cost-value reconciliations and commercial forecasts.
- Identify project changes and ensure variations, instructions and contractual events are properly recorded.
- Support the preparation of quotations and assessments for changes and compensation events.
- Assess subcontractor applications, variations and final accounts.
- Work with Project Managers to understand progress, resource use and remaining project scope.
- Help ensure completed work is valued, certified, invoiced and converted into cash.
- Maintain accurate contemporary records and clear commercial audit trails.
- Build effective relationships with clients, consultants, suppliers and subcontractors.
- Support the completion and agreement of project final accounts.
About You
Applicants will ideally be able to demonstrate:
- Relevant quantity surveying or commercial management experience within construction, civil engineering, utilities, infrastructure or a related environment.
- Experience of valuations, payment applications, measurement, cost reporting or forecasting.
- An understanding of contract administration and commercial change control.
- Strong numerical, analytical and organisational skills.
- The ability to work collaboratively with project and operational teams.
- Confidence communicating with clients, subcontractors and internal stakeholders.
- Good Microsoft Excel skills and the ability to maintain accurate commercial records.
- A degree, HND or equivalent qualification in Quantity Surveying, Commercial Management, Construction, Civil Engineering or a related discipline, or equivalent relevant experience.
Applicants may typically have around three or more years' relevant experience, but this is intended as a guide rather than a rigid requirement. The organisation is more interested in what candidates can do, the responsibilities they have already undertaken and their potential to progress.
Desirable Experience
The following would be advantageous but is not essential:
- Knowledge of NEC or other recognised construction contracts.
- Experience of early warnings, variations or compensation events.
- Experience of subcontractor procurement and account management.
- Exposure to project final accounts and commercial close-out.
- Membership of RICS, ICES or another relevant professional body.
Candidates who meet most, but not all, of the criteria are encouraged to apply.
What We Offer
- A salary of £45,000-£55,000, tailored to experience and existing commercial responsibility.
- A permanent opportunity with an established and growing contractor.
- The opportunity to join a dynamic, forward-thinking and rapidly growing organisation.
- Genuine scope to develop alongside the business and take on greater responsibility.
- Greater ownership of projects and exposure to the full commercial lifecycle.
- Support from experienced operational and commercial colleagues.
- The opportunity to contribute to varied construction and engineering projects.
- Long-term career opportunities supported by the organisation's continued expansion.
The organisation is taking a flexible approach to this appointment and is advertising the opportunity across two salary bands. One appointment will be made, with the final salary and scope of responsibility reflecting the successful candidate's experience and capabilities.
