Our client, a leading Property Management firm with a strong reputation for excellence and client service, is seeking an experienced and proactive Block Manager to join their established North London team. This is an exciting opportunity to take responsibility for a diverse residential block management portfolio within a dynamic, professional environment that values high standards and strong client relationships.

Responsibilities:

  • Manage a portfolio of residential blocks across London, ensuring smooth day-to-day operations
  • Prepare and manage annual service charge budgets, monitor expenditure, and provide accurate reporting to clients and leaseholders
  • Coordinate planned and reactive maintenance programmes, liaising with contractors and overseeing works to a high standard
  • Ensure full compliance with health & safety, fire risk, and other statutory requirements across the portfolio
  • Act as the primary point of contact for leaseholders, freeholders, and residents, handling queries and resolving issues promptly and professionally
  • Organise and attend AGM/EGM meetings, providing clear updates and reports to clients, residents, and stakeholders
  • Manage Section 20 consultations and other statutory notices where required
  • Drive continuous improvements in service delivery, systems, and processes within the block management function

Role Requirements:

  • Proven experience as a Block Manager, overseeing a residential block or leasehold portfolio
  • IRPM qualification (or working towards) is highly desirable
  • Strong knowledge of landlord & tenant legislation, service charge accounting, and health & safety compliance
  • Excellent stakeholder management and communication skills, with a client-focused approach
  • Highly organised, proactive, and detail-oriented, able to manage competing priorities effectively
  • Based in North London with flexibility for hybrid working
