Cold-calling pro from property sales or lettings? Want to move into commercial property and work directly with the partners of a growing boutique firm? Our client, a boutique commercial property advisory firm, is hiring a Business Development Executive to open doors for its partners. You’ll be the first voice many clients hear from the firm. Central London office, 5 days a week.
ABOUT THE FIRM
Our client is a boutique commercial property advisory firm led by four partners. It acts for occupiers and landlords on their lease events: acquisitions, disposals, rent reviews, lease renewals and lease restructuring. A partner leads every instruction, and the firm’s advice is transparent, straightforward and focused on results.
THE ROLE
The firm is growing and needs a confident, commercially minded Business Developer to build its pipeline of new clients. You’ll find businesses and landlords with lease events coming up, contact them by phone, email, letter and LinkedIn, and turn those conversations into qualified meetings for the partners. This role suits someone from a fast-paced, KPI-driven sales background who wants to apply those skills in commercial property advisory. The partners will teach you the commercial property side.
WHAT YOU’LL DO
- Outbound and new business
- Make a high volume of daily outbound calls to occupiers, landlords and their advisers
- Run structured multi-channel campaigns by phone, email, letter and LinkedIn
- Get past gatekeepers to decision makers: MDs, FDs, COOs, Heads of Property, Office and Operations Managers
- Book qualified meetings for the partners and brief them before each one
- Finding opportunities:
- Research lease expiries, break dates, rent reviews, and businesses that are growing, shrinking or relocating
- Build target lists using CoStar, Companies House, LinkedIn and business news
- Nurture longer-term prospects, since many lease events are 12–24 months away
- Spot referral and cross-selling opportunities
- Pipeline and reporting:
- Keep the CRM accurate and the pipeline current
- Report weekly to the partners on activity, conversion and pipeline
- Relationships and brand:
- Build a referral network of solicitors, accountants and other introducers
- Represent the firm at networking events and support LinkedIn content and campaigns
HOW SUCCESS IS MEASURED
You’ll agree targets with the partners. They will include calls and conversations, qualified meetings booked, new instructions sourced, pipeline value and conversion.
WHAT YOU’LL BRING
- 2–6 years in a target-driven sales or business development role, ideally in property: estate or lettings agency, new homes, or B2B property services
- A strong record of outbound calling. You’re comfortable cold calling and resilient when the answer is no
- Results against KPIs, with numbers you can talk through
- A mature, credible manner with senior business people
- Organisation, discipline and good CRM habits
- Curiosity and a real wish to learn commercial property
- Nice to have: commercial property or B2B sales experience, knowledge of the London market, and experience with Salesforce, HubSpot or Reapit.
WHY JOIN
- Join a partner-led boutique early and help shape its business development function
- Get direct training from the partners in commercial leases, rent reviews, lease renewals, break clauses and the Landlord and Tenant Act 1954, a skill set that will serve you for your whole career
- Commission + Bonus
- Clear progression path, e.g. towards a BD Manager or advisory role
