About The Role
We are looking for an experienced and commercially minded Portfolio Manager to join our Development Finance team. You will play a pivotal role in managing a diverse portfolio of property development loans â ensuring strong credit stewardship, close project monitoring and highâquality customer engagement. This role suits someone who thrives on variety: site visits, financial analysis, stakeholder management, and shaping decisionâmaking across complex development projects. You will be working closely with Lending Directors, Relationship Managers, surveyors and borrowers to ensure projects progress within budget, on schedule, and in line with HTB's risk appetite.
Key Responsibilities
- Portfolio Oversight & Credit Stewardship
- Monitor loan expiries, interest tranche depletion, construction milestones and sale activity
- Conduct site inspections to assess build progress, budget alignment, quality and marketing updates
- Identify early warning indicators and support timely interventions on potentially problematic loans
- Recommend restructures where appropriate and prepare amendment credit papers and memos
- Complete monthly Time Delay & Cost Overrun analysis
- Perform cashflow reviews vs approved budgets to identify material variances
- Maintain accurate portfolio monitoring systems and prepare regular reports for committees
- Contribute to portfolio overviews and annual Credit Risk reviews
- Liaise with Quantity Surveyors, valuers, lawyers and construction teams
- Work closely with Lending Directors and Relationship Managers on ongoing cases
- Develop retention plans to support repeat and new business
- Support smooth implementation of new credit policies and internal processes
Who You Will Work With
You will collaborate with: MD, Development Finance; Lending Directors & Relationship Managers; Credit & Risk teams (1st and 2nd line); Monitoring surveyors, valuers, lawyers and borrowers.
What We Are Looking For
Qualifications & Experience
- Strong experience in property lending or development finance (banking or professional services)
- Proven ability to build trusted relationships with borrowers and professional partners
- Understanding of UK residential development finance
- General understanding of construction (preferable but not essential)
Skills & Attributes
- Excellent analytical and numerical capability
- Strong understanding of the UK property market
- High attention to detail and diligent approach
- Ability to travel nationally for site visits
- Excellent communication skills
- Experience with Phoebus, Keystone or Tableau is beneficial
