JOB DESCRIPTION About the Role Our Repairs and Maintenance team is seeking an experienced Service Manager to join the Guinness Property team in Havant . This is a permanent position working 40 hours per week, covering operational hours between 8:00 am and 7:00 pm, Monday to Friday, plus Saturday mornings. Later shifts and Saturday coverage are shared on a rota basis. This role leads and supports an area-based operational team in delivering a high-quality Responsive Repairs service. You will drive performance, ensure excellent customer outcomes, and maintain high standards of service delivery across the team. We currently operate a hybrid working model, combining office, site-based and home working. A works van will be provided for business use. As this role covers Portsmouth, Waterlooville and the surrounding areas, the successful candidate should be based within these locations or within a reasonable commuting distance to support operational requirements effectively. What we are looking for You will have experience leading, managing and developing operational teams, together with a strong understanding of building construction, social housing repairs, and relevant health and safety legislation. You will also have practical trade experience, supported by a relevant NVQ or City & Guilds qualification. In addition, you will be able to demonstrate the following: Essential skills and experience Up-to-date knowledge of building construction, maintenance, repairs, and safety legislation. Experience leading, managing, developing and motivating teams. Strong knowledge of housing sector best practice and relevant legislation. Experience of subcontractor management. Proven ability to deliver a high-quality, customer-focused repairs service. Experience using repairs management information systems. Excellent written and verbal communication skills. Ability to effectively manage and improve operational team performance. A commitment to demonstrating the Guinness Behaviours. Desirable skills and experience Experience working as part of a management team delivering frontline services. Excellent organisational and time management skills. Qualifications: Essential Relevant technical qualification, such as a Trade NVQ Level 3 or equivalent. NVQ Level 3 in First Line Management. Desirable Site Management Safety Training Scheme (SMSTS) qualification. Additional Information This position is subject to a Basic DBS check, which will be funded by The Guinness Partnership.
