The Role
We are seeking a BEMS Design Technician / Junior BEMS Designer to support the design and coordination of Building Energy Management Systems (BEMS) across small to medium-sized projects.
This is an installation-focused role, ideal for someone with an electrical background and practical BEMS site experience who understands how sensors, outstations and cabling should be installed, coordinated and represented on engineering drawings.
You will provide basic design input, work closely with mechanical and electrical teams, and have the opportunity to develop your design and technical coordination skills over time.
Key Responsibilities
- Assist with basic BEMS design tasks, including sensor locations, outstation locations, simple schematics and drawing mark-ups.
- Review and interpret mechanical and electrical drawings to identify BEMS device locations and installation requirements.
- Support cable containment design, including selecting CMS trunking sizes, planning BEMS cable routes and producing cable schedules.
- Coordinate with electrical and mechanical teams both on site and during design meetings.
- Raise, manage and respond to Requests for Information (RFIs).
- Check that sensors are correctly specified for their intended applications, including temperature, pressure, flow and CO monitoring.
- Understand how sensors should be mounted on pipework, ductwork, AHUs, chillers and other building services equipment.
- Understand basic BEMS outstation installation requirements, including power supplies, communications, I/O wiring, enclosure types and environmental constraints.
- Use Excel regularly for schedules, simple calculations, trackers and reports.
- Where required, use corporate collaboration platforms such as Asite and navigate 3D BIM models to check device locations and cable routes.
Essential Experience & Skills
- Proven experience in BEMS installation and basic BEMS design. Experience on small or medium-sized projects is welcome.
- An electrical background, such as an electrician, electrical technician or equivalent.
- Awareness of relevant British Standards applicable to low-voltage electrical systems and building services.
- Practical knowledge of CMS trunking and containment sizing.
- Understanding of BEMS cabling requirements, including volt-free contacts, low-voltage wiring and data/communication cables.
- Familiarity with common BEMS sensors and outstations, including DDC controllers.
- Ability to read, interpret and mark up mechanical and electrical drawings.
- Strong Excel skills, including formulas, filtering and basic tables.
- Experience coordinating with other trades, particularly electrical, mechanical and plumbing teams.
- Understanding of the RFI process and the importance of clear technical communication.
Desirable Experience
- Familiarity with Asite or similar Common Data Environment (CDE) and document management platforms.
- Experience navigating 3D BIM models using software such as Navisworks or Revit Viewer.
- Exposure to major BEMS product families, including Siemens, Schneider, Honeywell, Johnson Controls or Trend. Specific product expertise is not essential.
- A basic understanding of control sequences and how BEMS interacts with plant such as AHUs, pumps, valves and dampers.
