Role Overview
The Real Estate Portfolio Manager plays a hands-on role in managing and executing activities across Haleon’s real estate portfolio, while actively supporting the development of portfolio strategy and decision-making. The role works closely with the Real Estate Portfolio Lead to deliver day-to-day portfolio management, including transaction execution, lease management and data integrity. In parallel, it provides structured analysis, insights and inputs that contribute to portfolio planning, business cases and strategic recommendations. This role is critical to ensuring that both the detail of execution and the quality of strategic inputs are robust, well-informed and delivered to a high standard.
Key responsibilities
- Portfolio management & lease control
- Actively manage portfolio records, including lease data, critical dates, break options and financial commitments.
- Monitor and manage lease event pipelines, ensuring upcoming events are identified, prioritised and actioned.
- Maintain accurate and up-to-date portfolio data to support planning and decision-making.
- Transaction execution
- Drive day-to-day execution of real estate transactions, including lease renewals, relocations, regears, exits and acquisitions.
- Work directly with external advisors (e.g. brokers, landlords, legal teams) to progress transactions.
- Track transaction progress, resolve issues proactively and ensure milestones are delivered.
- Prepare and manage transaction documentation and coordinate inputs across stakeholders in line with Haleon RE Guidelines and Haleon’s end to end Transaction Management framework.
- Strategy support & analysis
- Support the development of portfolio strategies and plans by providing structured analysis and data-driven insights.
- Prepare analysis on portfolio performance (cost, utilisation, capacity, lease commitments) to inform strategic discussions.
- Gather and structure inputs for option development and scenario comparisons.
- Contribute to the early shaping of options by identifying risks, constraints and opportunities within the portfolio.
- Business case development support
- Prepare analysis and initial drafts of business cases for portfolio changes and transactions.
- Structure key inputs (costs, lease terms, scenarios) to support option appraisal.
- Support the development of clear, evidence-based materials for decision-making.
- Data, reporting & insight
- Maintain Real Estate portfolio datasets, ensuring accuracy, completeness and consistency.
- Produce regular reporting on portfolio performance, lease events and transaction status.
- Identify and highlight risks, gaps and opportunities through data analysis.
- Cross-functional delivery
- Work closely with Workplace Strategy, Operations, ESG and Finance to support delivery of portfolio initiatives.
- Coordinate day-to-day activities across teams to ensure progress and alignment.
- Support implementation of portfolio changes at site level where required.
- Governance & controls
- Ensure transaction documentation, approvals and records are maintained in line with governance requirements.
- Track risks, actions and decisions related to the portfolio and escalate where needed.
- Support management of external advisors by coordinating activity, reporting and performance tracking.

Qualifications & Skills:
- Bachelors – Real Estate, Business, Finance or related fields or any Bachelors, combined with 2-5 years relevant experience.
- Preferred Level of Education: Master’s Degree.
- Area of Specialization: Real Estate, Facilities management, Finance, Business or related discipline.
- Minimum Level of Job-Related Experience Required: Practical experience in corporate real estate, transactions, lease administration or portfolio management.
- Working knowledge of lease structures, key terms and real estate processes.
- Experience supporting or delivering lease events or transactions in a hands-on capacity.
- Experience working with data and analysis, including supporting portfolio reviews or business cases.
- Strong analytical capability, with the ability to interpret data and structure insights.
- Ability to translate complex information into clear, structured outputs.
- Strong organisational skills with the ability to manage multiple activities, deadlines and stakeholders.
- Experience working with external advisors (e.g. brokers, consultants) and coordinating outputs.
- High attention to detail, with a focus on data accuracy, documentation and control.
- Proactive approach to identifying issues and following through to resolution.
- Strong communication skills and ability to work effectively across teams.
- Learning agility, with the ability to build capability in both portfolio management and strategic analysis.
