Malcolm Hughes Land Surveyors is looking for an experienced Boundary Surveyor to join our specialist surveying team.

This is a specialist role for a surveyor who combines strong measured survey capability with careful documentary research, analytical judgement, and clear written communication.

You will investigate boundary matters from the ground up - undertaking measured surveys, researching deeds and conveyances, analysing the available evidence, and producing clear reports for clients and their professional advisers. Where matters proceed to litigation, you may also be required to prepare CPR Part 35-compliant expert reports and attend court.

What you'll be doing

  • Undertaking measured boundary surveys and accurately recording the physical evidence present on site.
  • Researching and analysing deeds, conveyances, transfers, title plans, historic mapping, and other relevant documents.
  • Comparing documentary evidence with measured survey information and existing physical features.
  • Preparing clear boundary plans and evidence-based technical reports.
  • Preparing CPR Part 35-compliant expert reports when formally instructed as an expert witness.
  • Meeting clients and professional advisers to discuss the issues, evidence, and technical findings.
  • Participating in expert discussions and joint statements where required.
  • Attending mediations, hearings or court proceedings and giving evidence when required.
  • Managing case records carefully and maintaining appropriate independence, confidentiality, and professional standards.

What we're looking for

You will be an experienced surveyor with strong analytical, written and client-facing skills, and an interest in applying those skills to boundary investigation and dispute work.

Ideally, you will have:

  • Practical experience in land, topographical or measured surveying.
  • Experience of boundary surveys, boundary investigations, or related property work.
  • The ability to interpret deeds, conveyances, title information, and historic plans.
  • Strong report-writing skills and excellent attention to detail.
  • The confidence to meet clients and explain complex technical matters clearly.
  • A methodical and impartial approach to evidence and professional opinion.
  • A full UK driving licence and willingness to travel as required.

A relevant surveying qualification or professional membership of RICS/CICES would be advantageous. Previous expert witness experience, knowledge of CPR Part 35 or experience of contentious boundary matters would be particularly valuable but is not essential for the right candidate.
