Key Objectives of the Role
The Marketing Manager UK & Ireland will be responsible for leading our marketing strategy across a portfolio of 28,000 beds, driving brand presence and leasing performance. You’ll create strategies built around leasing performance, market insights, and student demand — collaborating with specialised marketing functions across digital, social media, mobilisation, website, and international marketing to deliver integrated, innovative marketing activity. You will recruit, coach, and mentor two Marketing Specialists while working closely with Operational Teams and Regional Leasing Teams to ensure alignment between marketing and leasing strategies, sharing insights, and driving best practice.
Key Responsibilities
- Develop and execute a comprehensive UK & Ireland marketing strategy aligned with leasing velocity targets and regional business goals.
- Oversee and direct the creation and rollout of campaigns, ensuring the Marketing Specialists deliver activity in line with strategic objectives.
- Manage the annual UK & Ireland marketing budget, in coordination with the Head of Marketing Europe, Sales and Leasing Manager and Head of Digital Acquisition.
- Lead, mentor, and develop a high-performing regional marketing team, balancing BAU activity with strategic campaign delivery.
- Drive innovative, outside-the-box marketing approaches to differentiate Yugo within the PBSA sector.
Collaboration & Stakeholder Management
- Work with Regional Leasing Teams to ensure campaigns support leasing strategies and student acquisition targets.
- Provide guidance to Area Managers and site teams to support local initiatives.
- Liaise with the digital agency to align regional strategy with digital execution.
- Collaborate with central marketing departments to ensure consistency and alignment on key workstreams.
- Proactively report local marketing campaign performance and consolidate insights into strategic reporting.
Campaigns & Execution
- Lead the Marketing Specialists in multi-channel campaigns, including digital listings, print, out-of-home, activations and events, and micro-influencer activity.
- Ensure content is updated across CMS systems (CoreMedia) and third-party listings.
- Shape data-driven campaign strategy reflecting market insights, student behaviours, and trends, with execution led by your team.
- Support portfolio-wide initiatives for the UK & Ireland, including rebooker, acquisition, and review campaigns.
- Monitor leasing performance to adjust marketing strategy for maximum effectiveness.
- Use analytics tools to track, evaluate, and communicate marketing performance, ROI, and campaign effectiveness at a regional level.
- Guide the Marketing Specialists in tracking and reporting campaign performance, consolidating insights into strategic recommendations for stakeholders.
Key Skills & Capabilities
- Marketing or Communication related degree or equivalent professional qualification.
- Experience in a B2C business.
- Ability to manage a team of direct reports, including development, coaching, and performance management.
- Experience in stakeholder engagement, including presenting strategy and performance.
- Excellent written and spoken English.
- Strong understanding of digital marketing channels (social media, SEO, email marketing, content marketing).
- Excellent analytical skills with experience using analytics tools to measure and optimise campaign performance.
- Strong project management skills with the ability to balance multiple priorities.
- Exceptional communication and interpersonal skills with global teams and stakeholders.
- Ability to maintain strong working relationships with all stakeholders (teammates, students, owners, etc.).
- Detail-oriented, resourceful, proactive, can-do attitude.
- Ability and willingness to travel in the region.
- Experience managing marketing budgets.
- Previous PBSA sector experience.
- Previous experience marketing to a Gen Z audience.
