About the Role
We’re looking for an experienced Residential General Manager to take full ownership of a premium, community‑led residential building in London. This is a high‑visibility leadership role, responsible for delivering an exceptional resident experience while ensuring the smooth, safe, and commercially sound operation of the building. You’ll act as the face of the building, leading the on‑site team, setting standards, and creating a vibrant, well‑run environment where residents genuinely want to live. Balancing hands‑on leadership with strategic oversight, you’ll ensure operational excellence, strong financial control, and a consistent, high‑quality service offer.
Key Responsibilities
- Building & Operations Management: Take full accountability for the day‑to‑day running of the building, ensuring it is safe, compliant, and immaculately presented. Own all health & safety, compliance, and risk management requirements, coordinating audits, inspections, and remedial actions. Manage contractors and service partners, ensuring works are delivered on time, on budget, and to agreed standards. Oversee facilities management, cleaning, maintenance, and security functions.
- Leadership & People Management: Recruit, lead, and develop a high‑performing on‑site team across front‑of‑house, operations, and facilities. Create a positive, engaging team culture focused on accountability, collaboration, and service excellence. Conduct regular one‑to‑ones, performance reviews, and coaching sessions. Build effective rotas and workforce plans in line with operational demand.
- Resident Experience: Lead the delivery of an exceptional end‑to‑end resident journey, from first contact through to move‑out. Act as the main point of escalation for resident issues, resolving matters professionally and proactively. Drive engagement, community activity, satisfaction scores, and resident advocacy. Use feedback to continuously improve service, processes, and the overall living experience.
- Commercial & Financial Management: Manage site budgets, service charge expenditure, and cost controls. Track performance against KPIs, occupancy, satisfaction metrics, and service standards. Identify opportunities to improve efficiency, value, and resident experience. Collaborate with central teams on reporting, forecasting, and performance improvement.
About You
You’ll be a confident, visible leader who enjoys running a building as if it were your own. You’re likely to have experience in:
- Residential, PRS, student accommodation, PBSA, hospitality, or serviced living environments.
- Leading on‑site teams in customer‑focused, operationally complex settings.
- Managing compliance, contractors, and day‑to‑day building operations.
Key Attributes
- Strong people leadership and communication skills.
- Calm, solutions‑focused approach to problem‑solving.
- Commercially aware and comfortable with budgets and performance metrics.
- Hands‑on, adaptable, and able to switch between strategy and delivery.
- Passionate about creating great places to live and building strong communities.
Working Hours
Site‑based role, aligned to resident and operational needs. Core hours typically between 8am–8pm, Monday to Friday. Occasional weekend cover required during peak periods or events.
What’s on Offer
Salary up to £55,000, dependent on experience. Performance‑related bonus. Pension and benefits package. The opportunity to lead a flagship residential community in London. A role with autonomy, visibility, and genuine impact.
