You’ll act as the face of the building, leading the on‑site team, setting standards, and creating a vibrant, well‑run environment where residents genuinely want to live. Balancing hands‑on leadership with strategic oversight, you’ll ensure operational excellence, strong financial control, and a consistent, high‑quality service offer.
Key Responsibilities
- Building & Operations Management
- Take full accountability for the day‑to‑day running of the building, ensuring it is safe, compliant, and immaculately presented.
- Own all health & safety, compliance, and risk management requirements, coordinating audits, inspections, and remedial actions.
- Manage contractors and service partners, ensuring works are delivered on time, on budget, and to agreed standards.
- Oversee facilities management, cleaning, maintenance, and security functions.
- Leadership & People Management
- Recruit, lead, and develop a high‑performing on‑site team across front‑of‑house, operations, and facilities.
- Create a positive, engaging team culture focused on accountability, collaboration, and service excellence.
- Conduct regular one‑to‑ones, performance reviews, and coaching sessions.
- Build effective rotas and workforce plans in line with operational demand.
- Resident Experience
- Lead the delivery of an exceptional end‑to‑end resident journey, from first contact through to move‑out.
- Act as the main point of escalation for resident issues, resolving matters professionally and proactively.
- Drive engagement, community activity, satisfaction scores, and resident advocacy.
- Use feedback to continuously improve service, processes, and the overall living experience.
- Commercial & Financial Management
- Manage site budgets, service charge expenditure, and cost controls.
- Track performance against KPIs, occupancy, satisfaction metrics, and service standards.
- Identify opportunities to improve efficiency, value, and resident experience.
- Collaborate with central teams on reporting, forecasting, and performance improvement.
About You
You’ll be a confident, visible leader who enjoys running a building as if it were your own. You’re likely to have experience in:
- Residential, PRS, student accommodation, PBSA, hospitality, or serviced living environments.
- Leading on‑site teams in customer‑focused, operationally complex settings.
- Managing compliance, contractors, and day‑to‑day building operations.
Key Attributes
