Grosvenor owns and manages a £1.3bn prime residential portfolio of around 400 flats and houses located across Mayfair and Belgravia. We are a small team responsible for letting, managing, refurbishing, and maintaining the portfolio with responsibility for our own P&L. We work in a fast‑paced, agile environment that requires both an autonomous and collegiate approach to our roles.

This role is significant in being responsible for the property management of the portfolio. You will be responsible for the contract management of our main repairs and maintenance service partner, Ethos. You will own the R&M budget for our properties, seeking value for money with the maintenance costs. Alongside the Residential Property Manager and team apprentice, both of whom you will manage, you will ensure full compliance of the portfolio and excellent workmanship and customer service of all reactive and planned repairs by Ethos and Nestor, our serviced apartment provider.

This is a particularly exciting time to join the team as the current strategy for the portfolio is to improve the overall quality to ensure it is consistently market‑leading and commanding premium rents. Accordingly, we have a £50m allocation to upgrade our existing residential rental portfolio and the property management team will be required to work alongside the project manager and various contractors to ensure seamless handovers and move‑in processes.

The ideal candidate will possess strong analytical, reporting and contract management skills, with a keen eye for detail. They should enjoy problem solving and delivering performance improvement with the way we maintain our properties and assets. We require excellent communication and negotiation skills to effectively liaise and handle difficult conversations with customers and contractors. And the right candidate will thrive in working as part of our small residential team as well as liaising and collaborating with the wider business.

Key Responsibilities

  • Responsible for the contract management of the M&E and fabric repairs and maintenance service partner Ethos. Ensuring value for money from Ethos and leading the tender/renewal process of the contract in advance of its expiry early 2027
  • Responsible for the financial management of all costs in the portfolio; budgeting for the year ahead for R&M works, delivering works on budget and reporting on a monthly basis accordingly
  • Managing the various R&M service partners (Ethos, Nestor) to ensure that all works (reactive and planned) are completed on time and within budget. Attending site visits for higher value works to ensure the scope is delivered to the required standardvalue works to ensure the scope is delivered to the required standard
  • Scrutinising and authorising quotes for reactive jobs within the portfolio, authorising expenditure through our PO system and ensuring prompt approval of invoices for payment
  • Developing a streamlined move‑in process to enhance the tenant experience after refresh or repair works have been completed
  • Responsible for managing all compliance activities in such a way that all properties fulfil statutory requirements at all times
  • Maintenance of all asset data in our various CAFM systems
  • Acting upon and resolving supplier/service partner failures
  • Act as an inspiring line manager for the Residential Property Manager and team apprentice

Key Requirements

  • Experience of working within the PCL residential market
  • Significant experience in residential property / facilities management and contract management
  • Strong analytical, auditing and reporting skills with a keen eye for detail
  • Excellent customer service skills and strong at building relationships
  • Strong negotiation skills and ability to handle difficult conversations with tenants and suppliers
  • Strong capability of working in a very organised, logical, and timely manner, with evidence of being effective at prioritising a large volume of activity
  • Business and commercial acumen – ability to drive the best value for money from our contracts
  • Experience with budgeting and understanding of P&L
  • Proficiency in Microsoft Office Suite and facilities management software.
