Grosvenor owns and manages a £1.3bn prime residential portfolio of around 400 flats and houses located across Mayfair and Belgravia. We are a small team responsible for letting, managing, refurbishing, and maintaining the portfolio with responsibility for our own P&L. We work in a fast-paced, agile environment that requires both an autonomous and collegiate approach to our roles.

This is a dual role, responsible for residential new lettings and renewals/rent reviews across our London Estate short-let portfolio. We anticipate an 80/20 split of your time spent with the majority weighting towards the renewals but flexibility will be required. This is a particularly exciting time to join the team as the current strategy for the portfolio is to improve the overall quality to ensure it is consistently market-leading and commanding premium rents. Accordingly, we have a £50m allocation to upgrade our existing residential rental portfolio and this role is partly required to support the Lettings Manager with the lease-up of the newly refurbished units.

The key responsibility of the Residential Leasing Manager is to own tenant relationships from across the portfolio from move in to move out. You will be budgeting for your portfolio and then negotiating and driving rents at review/lease renewal to meet your budget. You will be processing the associated administration and legal activity as required with the tenancies, noting the upcoming changes to legislation with the Renters’ Rights Act commencing from May, as well as supporting any arrears chasing and repairs and maintenance function when required. This role will work collaboratively across the Residential team and wider London Estate business, including Asset Management, Project Management, Finance and Sustainability.

Key Responsibilities
  • Management of circa 200 residential properties (Assured Shorthold and Contractual tenancies)
  • Efficiently negotiate and secure lease renewals/rent reviews as per the RRA changes, to maximise rent and lease terms in the most time efficient way without compromising the long-term value of the portfolio.
  • Manage the administration of renewals/rent reviews and ensure all supporting documentation is received and processed efficiently using our various systems – Voyager, DocuSign, DPS and Vantify or equivalent.
  • Manage the relationship with tenants from move in to move out, including the escalation of repairs and maintenance queries.
  • Build relationships with tenants to grow understanding of their needs to improve retention rates.
  • Meet with tenants either in response to ad hoc issues or more generally to improve tenant relationships.
  • Manage and respond to account queries, including supporting payments, oversee and manage rent ledgers including raising charges/rent credits and general accounting administration.
  • Overall responsibility of arrears management in collaboration with credit control team.
  • Serving of legal notices in line with relevant legislation and attend court hearings when required.
  • Support Lettings Manager with lease-up of vacant properties.
  • Support with marketing and administration of new lettings as required.
  • Manage and conduct viewings for direct lettings.
  • Secure new lettings, effectively negotiating to maximise rents and lease terms, either directly with prospective tenants or indirectly via agents, as previously agreed with the Lettings Manager.
  • Manage agency relationships where appointed on selected units to let.
  • Liaise with the Project Manager, Contractors and Furniture Providers on delivery of newly refurbished units to ensure specification and quality of work meets our requirements.
Key Requirements
  • Experience of working within the PCL residential market
  • Excellent customer service skills and strong at building relationships
  • Strong negotiation skills and ability to handle difficult conversations with tenants
  • Strong capability of working in a very organised, logical, and timely manner, with evidence of being effective at prioritising a large volume of activity
  • Excellent administrative skills, focus on data accuracy and reporting skills
  • Business and commercial acumen with regards to rent reviews and renewals, to negotiate maximum rental uplifts and optimal terms
  • Experience with budgeting and understanding of P&L
  • Experience and knowledge of Residential Property Legislation including Residential Landlord and Tenant Act 1985, Housing Act 1988 and Rent Act 1977, the new Renters Rights Act 2025
  • ARLA qualified
