Job Description

About The Role:

We are seeking a motivated and technically proficient professional to take a lead role in condition surveying and the development of lifecycle plans for submission to our clients (PFI SPVs). The ideal candidate will have solid experience in building and M&E condition surveys, and be able to translate survey outcomes into comprehensive, risk-informed lifecycle plans that support the successful delivery of GFM Hard FM services.

This role involves close collaboration with internal teams and external specialists, requiring both technical expertise and strong stakeholder engagement skills.

Key Responsibilities:

  • Conduct condition surveys across buildings and grounds to identify lifecycle work packages
  • Collaborate closely with GFM FM Managers to incorporate on-site knowledge into lifecycle planning
  • Engage specialist subcontractors and third-party surveyors to provide additional technical insight where required
  • Monitor critical plant obsolescence, liaising with suppliers and FM teams to pre-empt risk
  • Align lifecycle plans with Planned Preventative Maintenance (PPM) strategies, factoring in any rechargeable corrective actions
  • Build and maintain relationships with SPV asset and lifecycle fund managers
  • Ensure lifecycle submissions clearly identify high-risk or priority replacements
  • Work closely with Regional Managers and the Commercial Team on the Schedule of Programmed Management
  • Stay informed of legislative changes, health sector standards (e.g. HTMs, HBMs), and integrate these into lifecycle planning
  • Support the development of remedial action plans where appropriate
  • Provide monthly reports on lifecycle and project-related activities/issues
  • Respond to internal and external queries in a timely, constructive manner
  • Produce analysis and reports to support proposals, bids, and contract discussions
  • Ensure all relevant documentation is submitted to the Re-Charge Administrator for timely invoicing
  • Calculate and document any client-driven changes to PPM requirements and associated costs
  • Always act as a role model for company values and behaviours

About You:

  • Proactive self-starter with the ability to identify and secure the information needed to drive plans forward
  • Strong technical knowledge of building fabric and M&E systems
  • Solid understanding of building standards, O&M manuals, and original design philosophy (e.g. HTMs/HBMs)
  • Previous experience in the health sector, ideally within a PFI or similar environment
  • Valid UK Driving Licence
  • Skilled in estimating asset replacement costs
  • Holds a formal surveying or engineering qualification
  • Possesses relevant industry accreditations
