Job Description
About the Role
We are looking for a Hard Service Manager to lead all Hard FM operations—including planned and reactive maintenance, compliance, and commercial performance—within a multi-stakeholder environment. This includes leading the site team, maintaining regulatory standards (e.g., ISO 9001/14001), ensuring value delivery to clients, and driving operational excellence.
Hours of Work: 40 hours/week (Mon-Fri, with flexibility for weekends and on-call rota)
Key Responsibilities
- Oversee PPM (Planned Preventative Maintenance) and reactive tasks
- Ensure Planet FM system is accurate and current
- Conduct quality audits and compliance reviews
- Provide technical guidance and troubleshoot building system issues
- Lead maintenance staff, conduct reviews, and develop performance plans
- Coordinate contractors and third-party service providers
- Draft, manage, and optimise site maintenance budgets
- Track spending and invoicing; ensure value for money in contracts
- Support business development and capital project feasibility
- Ensure statutory and contractual compliance
- Respond to service user needs and manage site downtime risks
- Prepare reports as per Quality Management System (QMS)
About You
- HND/HNC or Degree in Building Services/Engineering/FM
- City & Guilds in Mechanical or Electrical Engineering
- Extensive technical FM experience, ideally in complex or regulated settings
- Experience managing statutory compliance (H&S, fire, building regs)
- Strong grasp of building systems: HVAC, plumbing, alarms
- Proficient in CAFM/PPM software (e.g., Planet FM), Excel, and reporting tools
- Experience maintaining asset registers and managing suppliers
- Strong leadership and communication skills
- Ability to resolve problems, negotiate contracts, and manage stakeholders
- Detail-oriented with a high level of professionalism
