About The Role:
We are seeking a skilled Building Services Operator to provide a responsive and high-quality maintenance service across our site. This role involves close collaboration with internal teams, external contractors, and clients to ensure the smooth operation of facilities. You will be responsible for carrying out general maintenance, minor repairs, and planned preventative maintenance while adhering to health and safety standards.
You must respond to reported issues efficiently, using the CAFM system to log attendance, resolutions, and closures in compliance with contract requirements.
Working Hours: Monday to Friday, 8:00am 4:30pm with a 1-hour break. The role also includes participation in the on-call rota.
Key Responsibilities:
Perform minor repairs, including carpentry, plumbing, painting, glazing, unblocking sinks, lock changes, light bulb replacements, tap washer replacements, and door adjustments
Maintain the sites cleanliness by ensuring the grounds are free of litter and debris
Empty external refuse bins and keep bin areas clean
Clear and maintain surface drains, gullies, manholes, and grease traps
Conduct planned preventative maintenance (PPM) as scheduled, using a handheld PDA when required
Adhere to all health and safety policies and procedures, reporting accidents, hazards, and near misses
Ensure work areas (e.g., workshops) are kept clean and safe at all times
Proactively identify and report areas needing repair
Supervise and coordinate specialist sub-contractors when required
Issue Permit to Work documentation as necessary
Accurately complete time sheets and other required documentation within deadlines
Conduct stock checks, maintain accurate inventory records, and report shortages
Handle minor administrative tasks as needed
Maintain effective communication with site occupiers and service users
Report any service-affecting issues promptly
Ensure compliance with the GFM Health & Safety Plan and client-specific safety arrangements
Attend Health & Safety training and toolbox talks, applying best practices in daily tasks
Participate in the out-of-hours on-call duty rota as required
Consistently uphold company values in all aspects of the role
About You:
Trade skills in areas such as painting, plumbing, gardening, or general building/plastering (certified or uncertified)
Previous experience in a similar maintenance role
Strong knowledge of operational, preventative, and reactive building maintenance
Ability to build and maintain relationships with internal teams and external contractors
Proactive approach with a passion for delivering high-quality service
Resilient and adaptable, able to work independently and handle pressure effectively
Excellent communication skills with a customer-focused mindset
