Grosvenor owns a £1.3bn residential portfolio located in Mayfair and Belgravia. The strategy for the portfolio is to improve its overall quality to ensure it is consistently market-leading and commanding premium rents. Accordingly, we have a £50m allocation to upgrade our existing residential rental portfolio, together with a plan to re-develop unmodernised residential properties prior to sale. This role is required to lead the development management process for both activities. Reporting to the Residential Director, the role involves a breadth of core development management activity, from initial briefing, analysis and approval through to development, construction and leasing/sale. The re-development activity will vary in size and scale, from £250k spend up to £5 million. These projects will range from upgrading smaller flats or houses (either for sale or for rent), to larger more complex schemes, including converting properties to be used as serviced apartments. This role will work collaboratively with the London Estate Investment, Asset Management and Project Management teams as well as finance, sustainability and the wider residential team.
Key Responsibilities
- Running development appraisals to underwrite development project returns, ensuring that projects deliver and exceed required financial and environmental targets.
- Writing compelling business recommendations, approval papers and outturn reports in respect of projects.
- Appointing and managing architects and interior designers, creating and managing an in-house design specification to ensure the outturn product is of a high-quality fitting for the location and end-customer requirements.
- Build strong and collaborative external relationships with professional teams including planning advisors, contractors, design consultants, lawyers, and agents if required.
- Liaise closely with external stakeholders including the planning authority, the community and other influencers to enhance the success of each project, acting throughout as a compelling advocate for Grosvenor.
- Work collaboratively with the project management, finance, operations and residential leasing teams throughout the design, procurement and delivery phase to ensure an optimised outcome for each project.
- For all phases of the development, take a day-to-day lead on scheme viability and forecast financial returns, pushing for constant improvement in overall commercial outcomes (in the context of evolving market conditions).
- Take the lead in ensuring that all projects fulfil Grosvenor's Health and Safety requirements.
Key Requirements
- Demonstrated experience in a similar role delivering high-end residential units for rental or sale in Prime Central London.
- Financial appraisal capability – fluent with running development appraisals and understanding the key drivers of development and project performance.
- Business Recommendations – ability to communicate, both in writing and verbally, compelling and concise business recommendations for a variety of internal audiences.
- Residential Market knowledge – experience within the Prime Central London residential market and heritage/listed buildings is preferred, together with a genuine interest in market trends and dynamics.
- Excellent network of industry contacts and relationships.
- Creative thinking and problem solving - an aptitude for creative problem solving and entrepreneurial thinking in a fast-paced environment, over multiple projects and initiatives.
- Clear and positive communicator, with the ability to be flexible but focused, to negotiate with empathy and to communicate with a broad range of professional and community stakeholders.
- Good working knowledge of design and construction techniques and experience of all stages of the development lifecycle.
- Personal Qualities - a strong team player is essential with a passion for Grosvenor's London Estate and the residential sector. Financially and commercially aware, with a creative flair, and the ability to listen, learn, communicate and influence.
