Reporting to the Director for the London Estate Investment team, this is an important multi-sector capital transactions role within our London Estate business.

The London Estate is a c. £5bn property portfolio, with residential, retail, office and hotel assets located in Mayfair and Belgravia.

The Investment team are responsible for cross-sector capital activity on our London Estate.

The team have accountability for delivering a significant pipeline of disposals every year together with strategic acquisitions for hold or trade.

The Investment Manager will be responsible for proactively identifying, recommending and executing cross sector capital transactions in line with Grosvenor’s investment strategy for the London Estate.

Capital raising activity will include identifying and executing both commercial and residential disposals along with commercial lease re-gears to raise capital for our investment and development pipeline.

Acquisitions will include opportunistic trading and value-add transactions together with strategic acquisitions for long term hold.

The role will be expected to undertake regular hold/sell analysis and will be fluent in running development and investment appraisals in support of making compelling business recommendations.

The role will be expected to have, and continue to grow, strong relationships in the London residential, commercial and investment markets to help unlock and identify transaction opportunities.

The timely identification, interpretation and communication of key themes and drivers of business performance will be a critical success factor.

Key Responsibilities

  • Prepare investment appraisals, underwrite approval reports and make balanced recommendations to support investment opportunities.
  • Execute often complex residential and commercial disposals aligned to Grosvenor’s strategic plan.
  • Identify which properties should be prioritised for sale or acquisition through carrying out hold/sell analysis (including considering both qualitative and quantitative criteria).
  • Write compelling business recommendations for approval by the London Estate Directors, Executive Committee and Board.
  • Undertake and assist with budgeting, quarterly re-forecasting and monthly reporting requirements.
  • Identify and execute on other forms of capital raising activity including changes of use, non-routine lease re-gears and other discretionary sales.
  • Liaise with Finance team over capital cash flow requirements, amending capital transactions processes accordingly.
  • Lead agency and advisory relationships for those transactions you are responsible.
  • Utilise and continue to grow external contacts (e. g. agents, investors, developers, tenants) to support and drive both the existing transaction pipeline and new opportunities.
  • Ensure that all relevant internal stakeholders, including property management, tax, legal and other location teams have appropriate visibility on transactional activity.
  • Key Requirements
  • Property professional (MRICS) or other recognised business or investment qualification
  • Financial and commercial acumen with an enthusiasm for delivering value through strategic investment and sales transactions.
  • Experience in cross sector investment transactions
  • Strong understanding of both investment processes and methods for driving financial returns to make sound business recommendations.
  • Ability to write concise and often complex compelling business recommendations for approval by a variety of internal stakeholders.
  • Proactive self-starter that is comfortable independently generating new capital transactions opportunities
  • Strong problem solving, negotiating and transactional skills
  • Proactive team player who shows enthusiasm for innovation and sustainability priorities
  • Established contacts within the London commercial, investment and residential markets
