As Director of Marketing, you will lead the UK asset marketing function across our MultiFamily properties, shaping strategy and execution across our portfolios. Reporting to the Senior Director of Student Operations, you’ll be a key member of the Marketing, Brand & Insights leadership team. This role forms part of the Marketing, Brand and Insights leadership team. We are looking for an experienced Senior Marketer who leads with passion and takes a data‑led, strategic approach that will deliver high‑quality marketing execution that drives leads and maximises occupancy, resulting in optimum leasing and financial performance in line with business plans.

Understanding your customer and using data to support your decision making gets you excited, as does nurturing and growing your team. You will ensure best practice and consistency across the regions and will have the ability to think innovatively about multi‑channel and multi‑brand marketing in a rapidly changing environment. Key Role Responsibilities
  • Leads UK Student asset marketing teams ensuring all team members know their target audience and its product spectrum whilst ensuring taking key stakeholders on the journey.
  • Build and mentor a high‑performing team with clear growth pathways.
  • Champion innovation and consistency across regional marketing strategies.
  • Leads the asset marketing strategy, ensuring your team deliver on project execution.
  • Accountable for acquisition marketing, resident retention marketing and resident communications for all assets across our UK portfolios.
  • Works closely with our Director of PR to support for all PR requirements and to ensure a great mix of owned/earned/paid media as part of the marketing strategy.
  • Main point of contact for UK Student asset marketing strategy and execution.
  • Manages plans with insights and our customer at the heart.
  • Monitoring market and customer trends that impact effectiveness of our portfolio.
  • Ensures the team delivers to deadline and has strong stakeholder relations both internally and externally.
  • Manages the workload of the asset marketing teams ensuring teams execute as required and in good time to deliver projects.
  • Ensures the asset marketing team discusses and resolves internal, market and competitor‑based challenges as they arise.
  • Prepares and helps oversee investor communications and pitch documents for third‑party business.
  • Directs teams that work across our Multifamily marketing.
  • Supports Greystar with marketing on a corporate level.
  • Attends Senior Level internal weekly calls to discuss business critical elements and risks.
  • Works with the Marketing, Brand & Insights leadership team and wider teams to build company‑owned brands that form part of our strategic business model.
  • Drives the execution of our brands ensuring shared learnings, consistent ways of working and cross‑promotion of assets.
  • Continuously identifies areas for improvement, offers suggestions to improve efficiency and productivity, and implements ideas that achieve operational excellence.
  • Keeps abreast of current changes in technology, processes, and standards within the industry and area(s) of responsibility by attending internal and external training classes.
  • Follows established policies and procedures by monitoring and ensuring compliance with regulatory requirements, organisational standards, and operational processes related to area(s) of responsibility and reporting violations or infractions to appropriate individual(s).
  • Demonstrates appropriate safe behaviours in accordance with Company, property, and departmental policies, procedures, and standards by immediately reporting any mechanical or electrical equipment malfunctions, employee/visitor/resident injuries or accidents, or other safety issues to appropriate individual(s).
Role Scope

This role is essential to further build and drive our asset marketing strategy whilst we scale as a business. Drives the marketing and sales budgeting process and acts as the voice of the customer for the leasing, marketing, and customer experience journeys. Manages the team to deliver campaigns that are resident first in their approach, working closely with other teams to deliver a consistent customer journey and experience. Ensures all campaigns have accurately recorded/reported ROI and that new opportunities or changes are communicated internally. Builds strong relationships with the UK Leadership Team, ensuring buy in, understanding and implementation of marketing tools and projects. Works with the MBI Leadership Team to set and deliver the marketing strategies for the Business yearly. Attends Senior level meetings. Ensures the asset marketing team provides reporting on spend to budget for marketing campaigns & activities. Overall accountability for UK Asset Marketing Budgets.

About YouKnowledge & Qualifications:
  • Experience in consumer‑focused marketing function across real estate or adjacent / relatable areas.
  • Experience working with premium / luxury brands.
  • Start‑up/scale‑up and/or large team management experience (at least 4 years).
  • Strong presentation and analytical skills.
  • Customer service focused.
  • Management of marketing budgets.
  • Marketing planning and reporting (P&L accountability).
Experience & Skills:Essential:
  • Passion for insights‑driven marketing.
  • Experience managing a large team across multiple regions in a fast‑paced environment.
  • Developing, presenting and owning annual marketing plans across multiple regions (incl P&L).
  • Strong skills in Excel, Word and PowerPoint.
