JOB DESCRIPTION SUMMARY

Contributes to an exceptional resident experience alongside the Community team and Estates Management team by providing high standards of repairs, maintenance, planned and unplanned works, and ensuring statutory compliance of the building fabric and mechanical and electrical systems. Inspects and diagnoses faults and undertakes minor repairs and decoration to the building(s), grounds, and equipment.

Key Role Responsibilities

  1. Work as part of the Community team to ensure residents enjoy a high level of cleanliness throughout their community.
  2. Communicate effectively with residents, clients, contractors, and colleagues; demonstrate understanding of maintenance issues and respond proactively.
  3. Monitor and maintain the electronic maintenance reporting system, Onesite, ensuring tasks are completed to a high standard and within appropriate timeframes, and correspond with tenants as needed.
  4. Promote customer satisfaction by providing regular updates to residents via Onesite regarding ongoing or delayed maintenance issues.
  5. Administer all property maintenance and records in accordance with Greystar policies and procedures.
  6. Maintain focus on delivering services within budgetary and resource parameters.
  7. Ensure adequate levels of spares, stock, and supplies, with effective forward planning.
  8. Diagnose and undertake repair and maintenance tasks to a high quality, including plumbing, joinery, carpentry, painting/decorating, and lighting, or organize and oversee repairs by contractors.
  9. Understand and respond to health and safety matters promptly and appropriately.
  10. Report incidents or accidents to the Community Manager using the correct system and documentation.
  11. Move furniture and heavy items around the site as required.
  12. Inspect and maintain communal areas, refuse, and recycling facilities to high standards of repair and cleanliness.
  13. Coordinate and supervise external contractors/suppliers executing minor works on site.
  14. Liaise with relevant team members within Estates Management or Operations teams to ensure transparency and clear communication during works.
  15. Monitor subcontractors\’ performance, retain accurate records of site operations, RAMS, and permits to work.
  16. Assist with community works management and high-security standards.
  17. Ensure annual checks for statutory insurance and qualifications are carried out.
  18. Manage and maintain statutory testing records, including PAT testing, emergency lighting inspections, weekly fire alarm tests, and fire evacuations.
  19. Maintain gardens and grounds, supervising external contractors as needed.
  20. Practice proper safety techniques in accordance with company guidelines.
  21. Be available for out-of-hours call-outs to respond to emergencies and coordinate repairs.
  22. Review site risk assessments with the Community Manager as needed.
  23. Seek to maximize utility efficiency.

About You

  • Educated to O’ Level / GCSE level or equivalent, with demonstrable written and numerical skills.
  • Awareness of health and safety requirements on site.
  • Continuously improve knowledge, skills, and abilities.
  • Recognized trade qualification relevant to repairs and maintenance in residential buildings (e.g., plumbing, electrical, carpentry) is essential.

Experience & Skills

  • Experience in repairs and maintenance in a domestic residential environment or general residential construction, e.g., plumbing, electrical, carpentry.
  • Experience installing and maintaining water systems, sanitary appliances, drainage, electrical systems, fire alarms, emergency lighting, and security systems.
  • Fluent in English, both verbal and written.
  • Friendly, professional, courteous, and helpful communication skills.
  • Strong relationship-building and influencing skills.
  • Positive attitude and ability to work independently.
  • Ability to identify cost-effective repair solutions.
  • Supervision skills for contractors and suppliers are desirable.
  • Excellent organizational skills with the ability to multitask and prioritize.
  • Flexible and adaptable to changing environments.
