The Facilities Manager is responsible for the day-to-day management of hard FM services across two of our largest student residential properties. They will oversee maintenance, compliance, contractor management, and budget control, ensuring high service standards and operational efficiency.

Key Role Responsibilities:
  • Manage all day-to-day site-based hard FM services.
  • Develop and implement effective site-specific reactive maintenance, planned preventative maintenance and life cycle replacement programmes.
  • Participate in the preparation and development of site-specific life cycle replacement programmes.
  • Implement procedures to ensure innovative and effective energy and utilities management and monitoring.
  • Actively seek interaction and contact with residents to proactively improve service delivery and resolve service issues.
  • Hire, onboard and develop capability of team members to meet key performance goals and future succession requirements.
  • Manage all sub-contractors and service providers.
  • Coordinate and monitor minor works contractors and suppliers’ standards; retain accurate stock records, site operations log, including all relevant RAMS & Permits to work, testing records and conduct annual PAT testing to achieve statutory compliance.
  • Ensure that the Asset Management Plan documentation is maintained up to date in each property.
  • Ensure that the appearance and physical aspects of the properties meet established standards through routine quality and safety inspections.
  • Issue all relevant permits to contractors to ensure compliance with Greystar Policies & Procedures.
  • Produce monthly financial & contract specific reports as needed by the Community Manager and ensure timely supply of site management information.
  • Maintain adequate inventory of spare parts and maintenance materials and work with Community Manager to order supplies and tools as needed to stay within budgetary guidelines.
  • Originates, approves and submits purchase orders and processes invoices from vendors, contractors and service providers for payment.
  • Contribute to the development of the annual budget(s) for the properties and be accountable for attainment of related budget goals.
  • Implement Health and Safety policy and Procedures to ensure the safety and welfare of all employees, sub-contractors, end users and the public.
  • Produce monthly Health & Safety Reports.
Your Profile:
  • Good level of general education.
  • An understanding of UK Health & Safety laws and statutory regulations relating to buildings management.
  • A qualification in electrical/mechanical engineering or plumbing (i.e. NVQ, City Guilds or similar) or equivalent.
  • Knowledge in all building repair trades, purchasing procedures and practices.
  • General knowledge/understanding of Health and Safety risks including manual handling, worksite safety, chemicals, trip and fall hazards.
  • Building maintenance experience in a Corporate residential environment.
  • Demonstrate a sound knowledge of the market, possibly with a facilities management provider.
  • Previous experience of supervising contractors/suppliers and working with teams repairing and maintaining premium residential buildings.
  • Experience of developing and maintaining risk assessments, managing preventative maintenance systems.
  • IOSH qualified (desirable).
  • An understanding of HVCA SFG20 maintenance job plans (desirable).
Role Scope:

Chapter Spitalfields and Chapter Kings Cross off a combined bed count circa 2000 beds for the student buildings and 59 Private Rental apartments. Each site is supported by a team of 3 Maintenance Technicians and a Maintenance Supervisor. Dual Site attendance is required.
