An exceptional opportunity has arisen for an experienced Site Manager & Head Concierge to take full operational ownership of a prestigious luxury residential development in Fulham, London. This is a senior, highly visible position, ideally suited to a meticulous and hands‑on professional who takes pride in delivering impeccable standards, seamless day‑to‑day operations, and an exceptional resident experience.

The Role

You will assume full responsibility for the end‑to‑end management of the development, ensuring excellence across facilities, service delivery, and resident engagement. Acting as the key on‑site representative, you will build strong relationships with residents, managing agents, and the board, while leading the concierge team and overseeing all third‑party contractors to ensure consistently outstanding performance.

Key Responsibilities

  • Site Management & Standards
    • Take full ownership of the day‑to‑day operation, presentation, and upkeep of the development
    • High‑end residential and construction experience
    • Maintain exceptional standards across all communal and external areas including:
    • Entrance and access points
    • Underground parking and EV charging areas
    • Waste and recycling facilities
    • Landscaped gardens and irrigation systems
    • External structures and pathways
    • Concierge and reception areas
    • Lifts and M&E systems
  • Conduct regular inspections, proactively identifying and resolving issues
  • Concierge & Resident Services
    • Act as Head Concierge, setting the tone for professionalism, discretion, and service excellence
    • Ensure all resident requests are handled promptly and effectively
    • Maintain a consistently high‑end, tailored resident experience
    • Produce and manage resident guidance documentation (building systems, access, community rules)
    • Oversee resident parking and associated logistics
    • Liaise with stakeholders regarding use of communal areas and special requests
  • Team Leadership
    • Lead and supervise the on‑site concierge team
    • Ensure high standards of presentation, training, and service delivery
    • Foster a culture of accountability, pride, and attention to detail
    • Address service issues and ensure consistent enforcement of community standards
    • Coordinate resident‑focused initiatives and services
  • Contractor & Supplier Management
    • Manage all third‑party contractors including cleaning, maintenance, landscaping, and security
    • Oversee scope, cost approvals, and quality of works
    • Ensure all services are delivered on time and to specification
    • Monitor performance, costs, and identify efficiencies without compromising standards
  • Communication & Governance
    • Act as the primary on‑site liaison between residents, managing agents, and the board
    • Provide structured updates, reporting, and feedback on site operations
    • Ensure clear communication and implementation of all instructions and decisions
  • Ownership & Continuous Improvement
    • Take full accountability for issues from identification through to resolution
    • Ensure consistent follow‑up and delivery to agreed standards
    • Proactively identify and implement improvements across operations, service, and cost efficiency
  • Candidate Profile

    • Experience
      • Proven experience in a Site Manager, Head Concierge, or senior residential operations role
      • Background within luxury residential developments or high‑end property environments
      • Experience with residential construction or housebuilding environments advantageous
    • Skills & Attributes
      • Exceptionally detail‑oriented with high personal standards
      • Strong leadership and people management capability
      • Excellent contractor and supplier management experience
