The Opportunity
This is not a standard branch manager role. We are looking for someone who wants to build, grow, and lead a branch, with a clear focus on winning instructions, generating revenue, and establishing market presence. The branch will benefit from a centralised support structure based in our Jesmond head office, handling administration and property management functions. This allows you to focus on what matters most, business generation, client relationships, and driving performance. You will initially lead a small team of two staff members, alongside a dedicated valuer working across both Jesmond and Whitley Bay. We have ambitious plans to grow both our branch network and team across the North East. For the right individual, this role offers genuine progression and the opportunity to play a key role in the future growth of the business.
Key Responsibilities
- Business Growth & Market Share
- Win instructions across both sales and lettings through proactive business generation
- Establish and grow Greetham Gilbert’s presence in the Coastal market
- Build relationships with landlords, vendors, investors, and local contacts
- Identify opportunities to increase market share and drive branch profitability
- Manage the full pipeline across both departments
- Work closely with the valuer to maximise conversion
- Drive performance against targets, KPIs, and revenue goals
- Lead negotiations on key deals
- Manage, motivate, and develop a team of two staff
- Set clear targets and drive accountability

- Client & Relationship Management
- Deliver a high level of service to all clients

About You
- Proven track record in estate agency sales and/or lettings management
- Strong ability to win instructions and generate new business
- Commercially driven with a focus on results and growth
- Confident leader with experience managing a team
- Excellent communication and negotiation skills
- Knowledge of the coastal market is advantageous
- Ideally full UK driving licence and access to a vehicle but not essential
