The Role: As the Clerk of Works Manager, you will lead the Clerk of Works function, providing technical oversight and quality assurance across planned maintenance, refurbishment, and capital projects. You will manage a team of Clerks of Works, act as the organisation’s expert on on-site quality control, and serve as the key interface between contract managers, contractors and consultants to ensure works are delivered in line with specifications, legislation and best practice.
Key Responsibilities:
- Lead, manage and develop a team of Clerks of Works, ensuring consistent and high-quality site inspection outcomes.
- Act as the primary liaison between project managers and contractors on site.
- Inspect works, materials and workmanship to ensure compliance with drawings, specifications and British Standards.
- Ensure works comply with statutory requirements including Building Regulations, CDM 2015 and Health & Safety legislation.
- Monitor contractor Health & Safety performance, reviewing RAMS and addressing non-compliance.
- Maintain detailed site records including diaries, photographic evidence and inspection reports.
- Identify defects and quality issues, managing snagging and follow-up until resolution.
- Support project handover processes, including pre-handover inspections and post-completion reviews.
- Attend site, design and progress meetings, providing practical buildability input.
- Review drawings and specifications, raising and resolving discrepancies.
- Monitor progress against contract programmes and highlight risks or delays.
- Witness commissioning, review certification and sign off completed works.
- Contribute to long-term capital planning, procurement strategies and sustainability objectives.
- Support development and maintenance of quality assurance and compliance systems.
What We’re Looking For:
- Extensive experience as a Managing Clerk of Works or in a senior site supervision role.
- Strong technical knowledge of construction methods, building regulations and quality standards.
- Proven experience managing the quality of large-scale refurbishment or capital works projects.
- Sound understanding of contract requirements and construction legislation.
- Experience supervising or leading technical inspection teams.
- Excellent attention to detail with the ability to identify defects and drive corrective action.
- Strong communication and leadership skills, able to work confidently with contractors, consultants and internal teams.
- Ability to produce clear, accurate technical reports and maintain robust records.
- Competence using digital inspection, reporting and asset systems.
- Ability to work autonomously across multiple sites and priorities.
Qualifications & Desirable Experience:
- Relevant construction or technical qualification (HNC, CIOB, RICS or equivalent).
- Membership of the Institute of Clerks of Works (ICWCI) or MCIOB desirable.
- NVQ Level 6 in Senior Site Inspection or similar (desirable).
- Formal Health & Safety qualification beneficial.
- NEC4 or Clerk of Works supervisory experience advantageous.
