We are seeking a Senior Contracts Manager (Major Works) to lead the delivery of a major capital works programme across a housing portfolio. This is a senior leadership role responsible for managing refurbishment and improvement projects, ensuring works are delivered on time, within budget, and to the highest quality and safety standards. You will oversee a team of project and contract management professionals, drive contractor performance, and ensure compliance with all regulatory, health and safety, and contractual requirements. Acting as the client representative, you will play a key role in ensuring effective procurement, contract administration, and successful project outcomes.

Key Responsibilities:

  • Leadership & Team Management: Lead, manage and develop a technical Major Works team, ensuring high performance and professional standards. Provide guidance, oversight and support to project managers and delivery staff.
  • Programme Delivery: Lead delivery of the capital works programme, including refurbishment and improvement projects. Ensure projects are delivered on time, within budget and to agreed quality standards. Manage both planned and ad-hoc major works and support emergency project responses where required.
  • Contract & Commercial Management: Act as client representative, ensuring effective contract administration and procurement processes. Manage contractor performance including KPIs, valuations, variations and dispute resolution. Ensure all contract documentation, certifications and handover information is accurate and complete.
  • Health, Safety & Compliance: Ensure compliance with all relevant legislation including CDM Regulations and building safety standards. Carry out site inspections to monitor safety, quality and progress.
  • Stakeholder & Resident Engagement: Maintain strong communication with residents, ensuring visibility of programmes and service standards. Build effective relationships with contractors, consultants and internal teams.
  • Reporting & Governance: Maintain accurate programme, financial and compliance data. Produce reports for senior management on performance, risks and delivery outcomes.

What We’re Looking For:

  • Significant experience delivering major works or capital refurbishment programmes, ideally within housing or a regulated environment.
  • Proven experience managing teams and leading technical or contract delivery functions.
  • Strong knowledge of construction, refurbishment methods, and building regulations.
  • Experience acting as a client representative and managing complex contracts.
  • Strong commercial and contract management skills, including procurement and performance management.
  • Excellent stakeholder management and communication skills.
  • Ability to manage multiple complex projects and deliver results in a fast-paced environment.

Qualifications:

  • Relevant construction or property qualification.
  • Experience or understanding of contract forms such as JCT, NEC or similar.
  • Commitment to continuing professional development.
