As our dedicated Property Maintenance Manager, you will play a central role in ensuring our operational environments meet the highest standards of safety and comfort. You will oversee daily repairs, manage external trade contractors, and drive statutory compliance across all our coastal locations.

Key Responsibilities
- Day-to-day Maintenance Operations: Oversee routine repairs and emergency maintenance requests from report through to completion, ensuring urgent risks are handled promptly and efficiently.
- Statutory Compliance & Health & Safety: Lead statutory compliance across fire safety, gas safety, electrical testing, water hygiene, Legionella control, and asbestos management, including regular site inspections and remedial actions.
- Contractor & Supplier Management: Coordinate local suppliers and trade contractors, obtain competitive quotations, manage site access, and closely monitor work quality, safety standards, and overall value.
- Planned Upkeep & Refurbishment: Maintain preventative upkeep schedules, conduct routine property condition inspections, and oversee minor property refurbishments or adaptations tailored to resident needs.
- Operational & Fleet Support: Keep management teams updated on property progress, manage site telecom and internet services, and assist with vehicle fleet coordination across Cornwall when required. Infrequent out-of-hours flexibility required for urgent emergencies dealt with by our 24 hour on-call management system.
What We’re Looking For
- Strong professional experience in property maintenance, facilities supervision, or housing management.
- Direct experience coordinating statutory property compliance, health and safety regulations, and building requirements.
- Solid knowledge of general building maintenance, common domestic defects, trade coordination, and contractor oversight.
- Strong organisational abilities, clear communication skills, and digital competence (email, spreadsheets, cloud platforms).
- Full UK driving licence and access to a reliable personal vehicle with business insurance for travel across Cornwall sites.
- Desirable: Relevant FM or Health & Safety qualifications (such as IOSH/NEBOSH) or previous experience working within social care, housing, or healthcare settings.
