Key Responsibilities
- Revenue Strategy & Pricing Management: Own and deliver a national revenue strategy designed to maximise occupancy and income across the portfolio. Implement and manage dynamic pricing strategies across all assets. Conduct regular price‑point reviews at national and asset levels, aligned to demand, letting policy and competitor positioning. - Competition & Market Analysis: Monitor competitor pricing, incentives, product offering, marketing tactics and occupancy trends at a local level. Produce structured competitor analysis reports to inform pricing, marketing and letting strategies. Understand local market dynamics, including university intake sizes, visa trends, supply pipeline and economic influences. Translate market intelligence into actionable recommendations that directly influence revenue and occupancy performance.
- Occupancy Planning & Lettings Strategy: Forecast occupancy and letting pace throughout the cycle. Identify early risks to target and implement corrective strategies. Design and execute phased leasing plans, including early‑bird, mid‑cycle and late‑cycle tactics. Support site teams during peak periods to maintain momentum and conversion performance. Ensure all assets have a clear, data‑led occupancy strategy tailored to local market conditions.
- Lettings Marketing Strategy & Optimisation: Work closely with internal teams and external agencies to ensure marketing spend directly supports revenue objectives. Manage and refine lettings marketing strategy to support pricing and occupancy goals. Evaluate marketing channel performance, ROI and conversion effectiveness. Align campaigns, messaging and timing with letting phases and pricing strategies. Ensure marketing activity reinforces competitive positioning and value proposition for each asset. Support partnerships with universities, agents and referral channels to enhance demand quality and conversion.
- Performance Analysis & Reporting: Produce regular reporting on occupancy, leasing pace, pricing performance and marketing effectiveness. Analyse conversion funnels to identify drop‑off points and revenue leakage. Provide clear, actionable insights to the COO and wider leadership team. Ensure dashboards, CRM systems and reporting tools are accurate and effectively utilised. Use data to challenge assumptions and continuously refine strategy.
- Collaboration & Operational Support: Support on‑site teams in understanding pricing decisions and occupancy strategies. Provide guidance during periods of underperformance or market volatility. Contribute to mobilisation strategies for new developments or acquisitions from a revenue perspective. Support training and process improvements related to sales discipline, pricing compliance and conversion.
